Overview:
We are seeking a proactive and organized Assistant Property Manager to join our team, with a primary focus on residential quality inspections and ensuring properties are in top condition for short-term and mid-term rentals. In this role, you will work closely with the Property Manager to support the day-to-day operations of residential properties, overseeing property maintenance, and ensuring each home is guest-ready. The ideal candidate will have strong administrative skills, an understanding of property management, and the ability to communicate effectively with tenants, guests, and vendors. This is a part-time position, with initial hours ranging from 10-15 hours per week, which will gradually increase to 20 hours as the role evolves into full-time. This position does require travel to different properties within Sedona to perform quality control inspections. The ideal candidate will have a Sports Utility Vehicle (due to varied terrain in the area) and mileage reimbursement will be considered/included.
Key Responsibilities:
- Conduct property inspections to ensure homes are prepared and "guest-ready" for short-term and mid-term rental stays.
- Manage relationships with local vendors (e.g., cleaners, maintenance crews) and troubleshoot any residential issues that arise.
- Respond promptly to tenant inquiries and concerns, maintaining professionalism through both phone and email communications.
- Coordinate and track property maintenance requests, ensuring issues are resolved in a timely manner.
- Utilize property management software to track work orders, maintenance schedules, and property inspections.
- Assist with conflict resolution efforts by addressing tenant disputes and facilitating amicable solutions.
- Occasionally negotiate vendor contracts to ensure quality service at competitive rates.
- Ensure compliance with relevant property management laws and regulations.
- Assist in creating and distributing marketing materials, such as online listings, brochures, and representing the property at local events when necessary.
- Build and maintain positive, professional relationships with property owners, tenants, and vendors.
- Driving to properties to perform quality inspections required. Must have a car. Mileage reimbursement will be considered as part of benefits.
Qualifications:
- Previous experience in property management is preferred.
- Knowledge of property management processes, maintenance operations, and inspections.
- Excellent communication skills, both verbal and written, with a focus on professional phone and email etiquette.
- Ability to effectively manage and resolve conflicts in a professional and diplomatic manner.
- Understanding of property management regulations and relevant laws is a plus.
- Familiarity with property management software is advantageous.
- Strong organizational skills, with the ability to multitask and prioritize in a fast-paced environment.
- A flexible, approachable, and outgoing personality, capable of adapting to various situations.
Job Type: Part-time
Pay: $20.00 - $25.00 per hour
Expected hours: No more than 15 per week
