Contract Community Manager - Red Cliff - Durango, CO

 Compensation: $28.85 / hour

Job Summary:
We are seeking a Contract Community Manager to lead and support daily operations at Red Cliff Apartments. This is a 60-day assignment with the opportunity for 30-day renewals based on performance and property needs. The ideal candidate will bring strong leadership, property management experience, and the ability to ensure smooth day-to-day operations while maintaining a high standard of resident satisfaction and regulatory compliance.

Key Responsibilities:

• Oversee the daily operations of the apartment community to ensure a well-maintained, fully occupied property
   
• Supervise and support on-site staff, encouraging a positive team environment and ensuring all administrative processes are handled efficiently
   
• Execute leasing and marketing strategies to maximize occupancy
   
• Manage rent collections, delinquencies, and lease renewals
   
• Prepare and maintain accurate records including rent rolls, move-ins/move-outs, invoices, and resident files
   
• Ensure all leasing activities comply with federal, state, and local laws, including Fair Housing standards
   
• Respond to resident concerns and maintenance requests with urgency and professionalism
   
• Coordinate and supervise vendor services and maintenance activities
   
• Maintain common areas and monitor curb appeal to ensure a welcoming environment
   
• Conduct regular property inspections and address any deficiencies within budget
   
• Handle emergencies and report significant incidents in accordance with company policies
   

Qualifications:

• Minimum 3 years of experience in property management
   
• Strong organizational and problem-solving skills
   
• Experience using Yardi CRM or Yardi property management software
   
• Ability to work flexible hours, including occasional evenings or weekends as needed
   
• Fair Housing Certification (or willingness to obtain prior to start)
   
• Familiarity with OSHA standards and local housing regulations
   
• Professional appearance and communication skills
   

Preferred Qualifications:

• College degree preferred
   
• CAM or ARM designation a plus
   

Physical Requirements:

• Ability to walk the property, climb stairs, and lift up to 30 lbs. as needed
   
• Comfortable working both indoors and outdoors in varying weather conditions
