Position Overview


The Lead Maintenance is responsible for overseeing the  day-to-day maintenance operations of a 180-unit community under the direction  of the Community Manager. This role involves completing work orders, managing  unit make-readies, and performing hands-on repairs with a strong emphasis on  maintaining the property's physical integrity and curb appeal. The Lead  Maintenance will also be responsible for training and supervising the  make-ready technician, groundskeeper, and maintenance technicians

What You’ll Be Doing

· Supervise, train, and schedule maintenance team members including make-ready techs and groundskeepers. 

· Lead daily maintenance operations and participate in the on-call rotation for after-hours emergencies. 

· Complete resident service requests within 24 hours, ensuring high levels of customer satisfaction. 

· Perform general repairs and maintenance in HVAC, plumbing, electrical, carpentry, painting, and appliance repair. 

· Maintain pool systems, including water chemical levels, cleanliness, and compliance with safety regulations. 

· Oversee unit make-ready processes, preventative maintenance schedules, and routine property inspections. 

· Maintain curb appeal by ensuring cleanliness of common areas, landscaping, and exterior grounds. 

· Monitor maintenance inventory, order supplies, and ensure equipment is properly used and stored. 

· Ensure safety and compliance across the property by identifying hazards and supervising vendor work. 

· Maintain detailed records for service requests, pool logs, inspections, and inventory tracking. 

· Collaborate with the Community Manager to support property inspections and audit readiness. 

Requirements

Minimum of 3 years of full-time apartment, residential maintenance, or trade experience required; multifamily maintenance experience preferred

• Valid HVAC certification required; Universal certification preferred

• Certified Pool Operator (CPO) certification preferred 

• Experience with renovations, capital projects, and strong attention to detail in exterior maintenance

• Must own a basic set of hand tools

• Valid driver's license, ability to pass a DMV background check, and current auto insurance required

• Availability to work weekends as needed

• Leadership: Strong skills in supervising, training, and motivating maintenance staff.

• Project Management: Experience managing make-readies, renovations, and capital projects efficiently.

• Attention to Detail: Consistently upholds high standards in curb appeal, cleanliness, and safety.

• Communication: Clear and professional communicator with residents, vendors, and internal teams.

• Organization: Effective at prioritizing tasks, managing time, and maintaining accurate records.

• Adaptability: Comfortable adjusting to changing priorities and responding to urgent needs.

• Industry Knowledge: Understanding multifamily operations and property maintenance best practices.

Physical Requirements

• Ability to travel within metro areas and stay overnight if required 

• Ability to sit, stand, climb, stoop, and walk for extended periods 

• Ability to walk the property in various weather conditions 

• Ability to climb stairs and lift 50 lbs as needed
