Valley Community Development seeks an Associate Real Estate Project Manager to assist with the development of affordable housing.
The Organization
Valley Community Development Corporation seeks a dynamic, adaptable person who has development experience, along with strong analytical skills and drive to join our team as an Associate Project Manager. Valley is a community-based nonprofit formed in 1988 and serves Hampshire and Franklin counties. Our mission is to create social equity by increasing access to housing and small businesses opportunities.
Valley owns 109 units of affordable housing across seven properties in Northampton and Amherst and an additional 190 units in pre-development or under construction. Valley’s ten staff are dedicated professionals from varying backgrounds. The Board of Directors and staff adopted the MACDC Racial Equity pledge in December 2021. Real Estate Development at Valley
Valley has developed more than 400 units of affordable rental and ownership housing. We engage in project development, planning, and collaborate with other partners in Western Massachusetts. Real Estate Associate Project Manager
Valley seeks an individual who will ensure quality performance and outcomes, serve as a dynamic representative for the organization, and fully embrace Valley’s mission to serve the community through the creation of affordable housing. The Associate Project Manager provides support to the real estate development team in a fast-paced environment.
This position will have the opportunity to work on a range of affordable rental and mixed-use development projects primarily located in the more populous cities and towns in Hampshire County.
Primary Responsibilities include supporting:
- Securing interim and permanent financing for affordable housing
- Budgets, schedules, and communication with partners throughout the life of a project
- The coordination of permitting, zoning, and environmental review for projects
- Preparing funding requisitions to lenders
- Financing closings
- Active construction job meetings
- Property management staff in pre-marketing and lease up
- Establishing and continuing relationships with local and state agencies, other nonprofit developers, and social services agencies in the affordable housing space
Required Skills and Qualifications
- At least 3 years of progressively responsible experience in real estate development or related fields
- Excellent communication skills with internal and external audiences
- Excellent organizational and time management skills and high attention to detail
- Creative problem-solving skills, including critical decision making, and the ability to manage complex tasks without direct oversite
- Basic understanding of land use regulatory and permitting processes
- Proficient accounting skills for cash flow management and budget tracking
- Computer literacy, including fluency in MS Office and Excel in particular
- A passion for housing and community development
- Affinity for working with people across cultures and economic positions
Preferred skills
- Basic understanding of affordable housing finance and deal structure
- Experience with grant writing and financing applications
- Experience with community engagement
- Multi-lingual
Salary and Benefits
Hours for the position are negotiable within an expected range of 30 hours to 37.5 hours per week (Valley’s full-time work week is 37.5 hours). Hours are generally scheduled between 9am and 5pm Monday through Friday. Occasional early morning or evening hours are required. Valley is a community-based organization which requires regular weekly in-office time of at least three days a week.
Salary range for this position is $65,000-$72,000 for full-time equivalency and depending on experience. This is an exempt position.
Benefits start with 15 vacation days, 2 personal days, 15 sick leave days, 13 paid holidays, and the office is closed for the last week of December. Valley covers 80% of the premium for health (Blue Cross Blue Shield), vision and dental, and has a 401K retirement plan (Valley contributes 5% regardless of employee contribution). Our office is in downtown Northampton with free parking.
