Job Description: Have you honed your skills as a Property Manager and know that you have a knack for connecting with residents, finding win-win solutions, being firm but fair, negotiating with vendors and juggling multiple projects? Are you open to climbing the learning curve of taking those skills to the manufactured housing sector? And do you have some experience training and supporting team members? The Property Manager will take accountability for - and support the Assistant Property Managers in - collections, customer service, rule compliance and reporting. We expect the Property Manager to be able to problem solve and work fairly independently as they take the lead in proposing budgets, preparing rent comps, managing the infill/occupancy, and other forms of project management.
Key Responsibilities:
- Prepare property reports monthly
- Address resident inquiries and concerns promptly and professionally
- Inspect properties and work with residents who might be out of compliance with community regulations, issuing warnings or violations if necessary
- Attend court hearings if it is necessary to evict a resident for non-payment or lease violations
- Conduct application appointments with prospective residents, reviewing the lease, rules and answering questions
- Conduct lease signings for approved applicants
- Maintain accurate records of resident information and property activities
- Prepare and distribute notices, newsletters, and other communications
- Coordinate and oversee maintenance requests and repairs
- Assist with rent collection and processing payments.
- Assist with the on-call rotation for after hours in case of maintenance emergencies
- Travel from office to properties is required (mileage reimbursed!)
We Expect That:
- You have at least 5 years of experience in property management (big plus if you have worked in manufactured housing).
- You have supported, trained and/or hired assistants or junior property managers.
- You are familiar with Google Suites.
- You can easily use an iPhone or similar smartphone.
- You can type quickly.
- You are highly organized with the ability to multitask.
- You are comfortable with a team that creates new processes frequently.
- You have worked with CRM software or are willing and able to learn (and would enjoy doing so!).
