Job description

Valley Land Title Co. is seeking the ideal candidate to join our team, as a Commercial Escrow Assistant in McAllen. This person is responsible for providing an impeccable experience to our customers and agents, while working closely with our Title & Escrow team members. The ideal candidate will be a highly organized, self-motivated, personable, detail-oriented professional who can adapt in fast paced situations. Title & Real Estate Industry experience preferred.

Duties:

  • Review sales contract for dates, information and completion and distribute receipted contract to parties to the transaction
  • Obtain seller and buyer information needed, together with current U.S. Govt. Issued Picture ID’s, update RamQuest systems and upload data to Green Folders
  • Review commitment and tax service to determine if there are any curative items to clear.
  • Distribute commitment for title insurance to all parties to review and address any matters that need to be cleared (differences in vesting vs contract seller or items pending)
  • Complete checklist as file is worked on both RamQuest and Green Folders
  • Order Home Owners Association’s information or Resale Certificate, if any. or secure form the seller or agent
  • Order payoffs, if any, and secure written authorization to request payoff information from the customer
  • Give file to Escrow Officer to prepare the Preliminary Closing Disclosure, if requested. (file should be in order with all current data available for Escrow Officer to review)
  • Email survey to Examiner for title commitment update and once received, review and distribute to all parties.
  • Scan all invoices into Greenfolders. Any pending invoices or Commission Disbursement Authorization forms must be secured Prior to closing and uploaded to systems
  • Once the closer has received the Final Balanced Closing Disclosure and closing package, review the package for accuracy in recording fees, prepare title company in house documents (review seller vesting against documents in lender package and buyer names against contract when preparing and address any differences)
  • Once file has closed, upload documents to lender portal to review, or scan documents to lender funding team to review (as required by Closing instructions)
  • Scan a copy of the closing costs check into Greenfolders and complete the deposit slip accordingly and post deposit in RamQuest. Obtain letters of authorization to deposit if necessary
  • Once lender has funded the file, prepare shipping label and correspondence letter to lender and scan entire package into Greenfolders under Loan Package.
  • Prepare certified copies of the Closing Disclosure, DOT and any other required documents for the lender’s original package.
  • Make sure all items are scanned into GreenFolders before removing to shred. Only documents left in file are the recording documents, original signed title commitment, Closing Disclosure, Texas Disclosure,1099, Non-Foreign status Affidavit, invoices and checklist.
  • Verify title commitment is updated if not then a request is sent to Update prior to giving the file to funder.
  • Task the file to Funder for funding processing.

  • Know or willing to learn the most requested endorsements.
  • Know or willing to learn TDI’s minimum accounting procedures.
  • Willing to understand each step of the process from order entry to file storage.
  • Work with minimal supervision.
  • Able to work in a fast-paced environment.
  • Assist Escrow Officers as requested.
  • Possess proficient customer service skills (phone, email, in person).
  • Team attitude important.
  • Some overtime required.
  • Detailed and organized.
  • Follow instructions.
  • Have a desire to grow and learn.

  • 8 hour shift
  • Monday to Friday (some Saturdays 9AM to 1PM)
