What are the responsibilities and job description for the Full Time Maintenance II Technician position at Valley Village Retirement Community?
Position Summary:
The Maintenance II Technician is primarily responsible for the repair duties throughout the property. This position may be assigned other maintenance duties as needed. The specific duties include but are not limited to the following: PLEASE COME IN TO APPLY.
1. Timely completion of daily service requests, work orders, and repairs.
2. Ongoing communication with staff and residents to convey the completion of the service requests, work orders, and repairs.
3. Basic plumbing, i.e., replacing faucets, plunging toilets, repairing running toilets, repairing tank contents, pulling and replacing toilets, caulking, cleaning drains, waste lines, and drain covers, repairing irrigation system, repairing copper pipes, A/C drain lines, replacing angle stops, and other areas as required.
4. Handle repairs and improvements of detailing vacant apartments for a market ready status and compete turnover checklist.
5. Wall framing, drywall repair, wall preparation, texturing and painting.
6. Appliance repairs, i.e., replacing burners, rings, knobs, refrigerator shelves, lights, thermostats, etc.
7. Basic electrical skills, i.e., replacing switches and outlets, ballast, bulbs, and light fixtures, circuit breaker testing, and repairing and/or replacing exhaust fans.
8. Repairing and adjusting door and window locks, making key duplicates.
9. Repairing and/or replacing screens and doors.
10. Performing scheduled and unscheduled property maintenance functions that may include but are not limited to preventative maintenance. i.e., inspection repairs.
11. Providing assistance in organizing, stocking, and controlling usage of inventory.
12. Maintaining equipment rooms for safety and cleanliness.
13. Should be available for weekend work and emergency service call duties as assigned. Rotating on-call shift, including some holidays.
14. Maintaining the overall appearance of the interior and exterior of the property (including amenity and common areas and their equipment). Contributing to the cleanliness of the property by keeping it free of trash and debris at all times.
15. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers, and the general public at all times on or off the property.
16. Perform other duties as assigned.
Minimum Qualifications, Skills, and Experience:
1. Willingness and ability to work as a team member.
2. Ability to work well with senior citizens and co-workers.
3. Experience in plumbing, electrical, carpentry, drywall, minor appliance repair, and general maintenance.
4. High School Diploma or equivalent preferred.
5. Must be familiar with the safe use of maintenance tools.
6. Ability to communicate effectively in English, both verbal and written.
7. Ability to lift 50 pounds, climb ladders, climb 5 flights of stairs, and stand/walk for extended periods of time with or without accommodations.
8. Must have 20/20 vision (corrective lenses or contacts permitted) and be able to distinguish colors.
9. Must have normal hearing (hearing devices permitted) and speech.
10. Ability to work independently to complete scheduled routine tasks quickly and efficiently without direct supervision.
Willingness to work extra hours as needed on an occasional basis to complete emergency repairs or for staffing occasional Valley Village social functions.

Pay: $27.00 - $31.00 per hour
