JOB DESCRIPTION
The On-Site Maintenance Supervisor is responsible for the physical condition of assigned properties, retaining a staff of trained professionals and ensuring the satisfaction of all tenants and property owners in matters relating to the condition of their units, building and grounds.
PRIMARY RESPONSIBILITIES
Supervisory Duties
Oversee the training of new maintenance staff members
Attend, as needed, board, ownership and company meetings
Hold safety meetings as needed for maintenance staff
Plan and schedule maintenance, repairs and upkeep of assigned properties
Maintain records regarding types and frequency of service requests received
Make regular inspections of assigned properties
Notify Property Manager of maintenance problems and recommended solutions
Oversee all move-in and move-out procedures
Make recommendations for contract services and supervise contract maintenance workers
Establish and maintain a preventative maintenance schedule for each assigned property with
written documentation
Establish and maintain preventative maintenance information (e.g. location of extra parts, equipment serial numbers, service telephone numbers)
Serve as a role model for staff by following all company procedures and presenting an appearance appropriate to the image of the company
Provide feedback / input for performance evaluations of supervised employees
Maintenance Duties
Maintain thorough knowledge and written record of power, water and gas turnoffs, cleanout trap, fire extinguishers and fire hydrants, back checks, valves, sprinkler systems, irrigation systems, etc.
Maintain a working knowledge of how the systems on each property operate and instruct the maintenance staff on these systems
Oversee all aspects of property maintenance including grounds, custodial, preventative, corrective, deferred and emergency maintenance
Perform HVAC maintenance / repairs
Requirements
QUALIFICATIONS
An On-Site Maintenance Supervisor must possess the following essential requirements :
Minimum of five years maintenance experience
Ability to supervise, teach and motivate staff
Must be available for night / weekend on-call duty
Working knowledge of property maintenance, supervision experience and a general knowledge of the real estate management business
Thorough familiarity of electricity, plumbing, carpentry, appliances and construction
HVAC Certificate
Excellent safety habits
High School diploma or equivalent
Ability to maintain a professionalisim in adverse situations
Valid driver's license, reliable transportation and hand tools suitable for maintenance-related work
Physical capabilities to carry out job responsibilities including the ability to lift 80-100 lbs., stand for extended periods of time, ability to walk, talk and have use of both hands.
