HVAC experience preferred.
Maintain thorough knowledge and written record of power, water and gas turnoffs. Oversee all aspects of property maintenance including grounds, custodial, preventative, corrective, deferred and emergency maintenance.
Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
Comply with all OSHA regulations and any applicable laws regarding health, safety, lead based paint, asbestos and environment.

QUALIFICATIONS
An Maintenance Technician must possess the following essential requirements:
- Must be available for night/weekend on-call duty.
- Working knowledge of property maintenance, supervision experience and a general knowledge of the real estate management business
- Thorough familiarity of electricity, plumbing, carpentry, appliances and construction
- Excellent safety habits
- Good human relations skills and the ability to work well with others.
- Excellent oral and written communication skills
- High School diploma or equivalent
- Ability to display professional behavior and dress as required.
- Valid driver’s license, reliable transportation and hand tools suitable for maintenance-related work
PHYSICAL ABILITIES
- Physical capabilities to carry out job responsibilities including the ability to stand for extended periods of time, ability to walk, navigate stairs, talk and have use of both hands, bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
- The ability to use a ladder as compliant with OSHA standards.
- The ability to lift 80-100 lbs.
- Sufficient manual dexterity and eye-hand coordination to use a variety of tools, machinery and equipment.
- Accurate hearing and vision or corrected to a normal range.
RESPONSIBILITIES
Successful Management Company is looking for an experienced Maintenance Technician. HVAC Certification is required. This is a full-time position with competitive pay and benefit eligibility.
The qualified candidate will have 2 or more years of hands-on experience in HVAC repair, carpentry, dry-wall, plumbing, electrical, painting and apartment preparation.
Previous Apartment Maintenance Experience is preferred but not required.
Overview:
Strong customer service skills along with being trustworthy, able to work professionally with vendors, maintain inventory, strong work ethic.
Able to meet vacant apartment turn deadlines successfully.
Partial and/or complete vacant apartment painting on a regular basis, with a 5 day turn time.
Janitorial duties;
Position requires on-call responsibilities along with occasional, required overtime.
Ability to function independently as well as part of a team.
Possess good communication and organizational skills.
