ESSENTIAL DUTIES AND RESPONSIBILITIES
- Conduct all business in accordance with Velo Residential policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
- Provide tours of the apartment community to prospective residents for the purpose of leasing apartments.
- Keep accurate and detailed records of phone, online, and walk-in traffic utilizing our Property Management CRM.
- Enter all traffic into CRM daily. Discuss with prospective residents the advantages of leasing at The Foundry.
- Conduct outreach marketing as needed.
- Work with our Virtual Services Team to screen and qualify prospective residents using the approved screening criteria.
- Prepare leases for qualified prospective residents. Prepare resident files after move-in using the approved standards.
- Provide support with all lease renewals in a complete and timely manner.
- Schedule resident move-ins.
- Maintain organization of all key and parking assignments for residents.
- Handle all resident questions, maintenance requests, payment of rent or any other requests on a daily basis.
FINANCIAL
- In conjunction with Regional Manager and the Community Director they are responsible for staying within the established budget guidelines throughout the year.
- Actively maintain and report monthly variances and narratives.
SAFETY
- Reports all liability and community incidents to the Community Director immediately to be submitted to the corporate office.
ADMINISTRATIVE/OFFICE
- Supports Community Director to ensures that lease files are complete, and that completion of leases is being executed properly through BlueMoon.
- Responsible for offices opening on schedule, condition of office, and model apartment.
- Attends scheduled corporate management meetings as requested by Community Director or corporate office.
- Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Supports Community Director for submission of required reports to corporate offices on a weekly and monthly basis.
RESIDENT RELATIONS
- Maintain a positive customer service attitude.
- Periodic inspection with residents move-in/move-outs.
- Review all notices to vacate to determine the cause of the move-out.
- Support Community Director to initiate and implement policies/procedures to maintain resident communications, e.g., complaints, service requests, etc.
MARKETING/LEASING
- Support Community Director with conducting market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
- Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
- Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
Job Requirements
- Minimum 1-year previous experience in Property Management or other related fields.
- Must have background as a Sales Specialist and successful track record of accomplishments.
- Ability to adapt quickly and effectively in a dynamic, fast-paced environment
- Deadline and detail oriented.
- Strong computer skills with proficiency in CRM and Google Docs.
- Strong interpersonal & communication skills with a customer service focus and attention to detail.
- A Class leasing experience is a plus
Position Supervision
- Employee reports directly to the Community Director.
