What are the responsibilities and job description for the Paralegal position at Velocity Venture Partners LLC?
Responsibilities include, but are not limited to:
· Prepare transactional documents including operating agreements, resolutions, incumbency documents, escrow instructions, estoppels, and closing conveyance documents.
· Prepare and maintain closing checklists for acquisitions, sales, and refinancings.
· Review contracts for critical dates; calendar and monitor deadlines.
· Prepare and maintain tenant estoppel trackers for acquisitions, sales, and refinancings.
· Draft tenant estoppels and review incoming estoppels for accuracy.
· Follow up on post-closing items and prepare closing binders.
· Apply for Bulk Sales Certificates, Certificates of Occupancy and related documents.
· Coordinate execution and delivery of signature pages and notarization of documents for closing and leases, as applicable.
· Research resale requirements in municipalities for compliance.
· Draft and send tenant correspondence
· Prepare and file entity formation documents and obtain EINs.
· Order title commitments.
· Maintain lease and legal tracker of tasks assigned to the legal department
· File and maintain tenant files and legal records
· Provide support to In-House Counsel
Qualities of an Exceptional Candidate:
· Bachelor's Degree and/or Paralegal Certificate.
· Active Pennsylvania notary commission.
· 3-5 years supporting a Real Estate practice group in a law firm or in-house environment.
· Ability to work well independently and as part of a team.
· Excellent verbal and written communication skills, including the ability to communicate effectively in a virtual environment.
· Ability to manage workflow and work under tight deadlines and other time constraints with competing and shifting priorities.
· Very strong computer skills, especially with Microsoft Word, Excel, Google Suite, Adobe Acrobat, and DocuSign.
· Strong sense of urgency and professional dedication.
· Strong project management skills and attention to detail.
