Position Summary
The Community Manager will be responsible for the overall operations for an assigned community or communities, including customer service, building maintenance, expense management, leasing sales and contract administration. The Manager must ensure that their assigned property is maintained and operated so as to ensure the highest possible level of customer satisfaction and retention while meeting the operational and financial goals for the property(ies).
Key Duties & Responsibilities

- Show and lease apartments. Process applications and complete appropriate move-in and move-out documentation.
- Achieve and maintain designated occupancy goals and objectives.
- Develop and implement positive resident relations program for the community and actively maintain a 4-star review average on Google, Apartments.com, and other relevant review websites.
- Supervise the repair, maintenance, and operation of assigned properties, utilizing the services of employees or contractors. Regularly inspects properties to ensure that buildings are in good operating order and appearance
- Prepare bid proposals for all outside service contracts per Policies and Procedures. Awards contracts with approval of supervisor. Supervises and evaluates all outside contractors for performance per specifications. Accepts responsibility for accounts payable from purchase orders through coding and approval for payment.
- Create operating budget for fiscal year which, when approved, shall constitute fiscal plan for property.
- Prepare cash flow operating projections for full or partial fiscal year.
- Implement cost-saving and revenue increasing initiatives.
- Prepare written reports on the physical status of the buildings with recommendations for repairs or replacements. Prepares financial reports and variance reports as required. Understanding of cash flow at properties and reasons for variances is critical.
- Reconcile weekly all invoicing by coding properly and forwarding to accounting. On a monthly basis, reports to senior management on all financial accounting explaining any variances in their portfolio.
- Review rent roll and sales reports monthly noting differences and communicating with tenants concerning compliance in reporting sales.
- On a 24 hours basis, respond as necessary to any building emergencies that can not be handled by maintenance supervisor. In order to respond to emergencies, the Community Manager carries a cell phone at all times. Takes necessary steps to safeguard or minimize damage to property.
- Provide lease administration per Policies and Procedures. Reviews all initial lease abstracts and monitors billing of rents and operating expenses, rent escalations, and above-standard services and utilities.
- Execute Resident Retention Program. Records all contacts. Encourages by word and deed a positive customer service attitude for all staff members, emphasizing the importance of tenant satisfaction and retention.
- Perform evictions and works with Collections Department and Legal Department on tenant or property issues. Attending court as necessary representing the owner concerning property issues.
- Supervise security functions for protection of property in accordance with Policies and Procedures. Supervises fire and life safety annual inspections per Policies and Procedures.
- Accept responsibility for administration of the risk management program. Responsible for obtaining and maintaining valid Certificates of Insurance as required from tenants and contractors.
- Seek to identify process improvements including technology applications for operation of properties or other property management functions. Recommends changes and additions to Policies and Procedures.

- Required Education & Experience
- 3-5 Years Property Management Experience
- High School Diploma or GED (Required), 4-Year Degree (Preferred)
