Responsibilities
Management
- Trains, motivates and supervises all on-site staff in order to achieve operational goals of the assigned portfolio. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of time-sheets, instructing and advising on-site staff of employee procedures and guidelines.
- Responsible for processing invoices
- Analyze performance and trends to develop and implement monthly marketing plan
- Supervise leasing activities to ensure tours and applications are prioritized
- Maximize retention rate by actively monitoring lease expirations and renewals.
- Professional handling of escalated resident requests and complaints
- Eviction filings for non paying residents
- Ensure that property operations are compliant with all applicable regulatory requirements
- Maintain all resident and property files.
- Coordinate with maintenance manager to prioritize open service requests
- Prioritizing make ready’s based on unit lease schedule
- Assist in preparation of budget, and adherence to approved budgets
- Complete month-end and year-end reporting as required
- Provide narrative of all monthly budget variances /- 10% per line item
- Proven working experience in property management (preferably a large, well-established management company) (3 years)
- Bachelor’s degree preferred (or significant experience otherwise)
- Understanding of real estate law and leasing practices
- Up-to-date on the local real estate market
- Excellent communication skills
- Experience with property management software (Yardi) preferred
