JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS
SUMMARY
The Leasing Professional serves as the primary contact for prospective residents, promoting the community and leasing apartments while delivering exceptional customer service. This role is responsible for maintaining accurate resident files, traffic and marketing reports, and competitive market analysis to support leasing and occupancy goals.
DUTIES AND RESPONSIBILITIES
Respond promptly and professionally to all prospect inquiries via phone, email, and in-person, maximizing current and future occupancy.
Process rental applications, conduct verification procedures, and secure approvals from the Property Manager.
Coordinate move-in schedules with the Assistant Manager or Property Manager and ensure all pre-move-in paperwork is complete.
Conduct regular market surveys, maintain competitive analysis, and present findings to management.
Update rental management software daily to ensure accurate recordkeeping.
Prepare regular reports on leasing activity, traffic, and trends for management review.
Collaborate with relocation agents, realtors, and agencies to provide community information and build professional networks.
Assist with resident retention programs, renewal processes, and community engagement activities.
Conduct property tours, pre-qualify prospects, showcase apartments, and close leases effectively.
Perform daily inspections of curb appeal, office spaces, models, and target units to maintain property standards.
Inspect units prior to move-in to ensure readiness and quality.
Provide office support and perform Manager or Assistant Manager duties as needed.
Maintain thorough knowledge of the community, including amenities, policies, and local market demographics.
Exhibit strong pre-qualifying, sales, and closing skills to support leasing goals.
EDUCATIONAL REQUIREMENTS
High school diploma or equivalent required; additional education/training is a bonus.
Previous experience in the property management industry preferred.
Certifications Preferred: CALP
PHYSICAL REQUIREMENTS
Occasional standing or walking within the office or to other facilities.
Ability to sit for extended periods (up to 8 hours with breaks).
Occasional bending, reaching, and stooping.
Frequent use of hands for typing, writing, and handling documents.
Ability to operate standard office equipment (e.g., computers, copiers, and phones).
Adequate vision for reading and computer use (corrective lenses acceptable).
Ability to hear and communicate effectively, including via phone.
Ability to lift and carry items weighing up to 25 pounds occasionally (e.g., office supplies or small packages).
Ability to drive a golf cart.
Ability to climb stairs.
ADDITIONAL REQUIREMENTS
Valid Driver's License and/or reliable transportation. Employees may be required to report to different locations for work, and attend offsite meetings, training sessions, conferences, events, etc.
Proficiency in property management software.
Proficiency in software applications such as Microsoft Office and Gsuite.
Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Fair Housing and Landlord/Tenant Laws.
Communication Skills: Strong verbal and written communication, with the ability to interact professionally and respectfully.

Required to work Saturdays at most properties.
