JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS
SUMMARY
The Maintenance Technician is responsible for performing routine maintenance and repair tasks to ensure the community’s buildings and systems are in optimal working condition. This role supports the Maintenance Supervisor and Maintenance Supervisor Assistant in addressing work orders, completing preventative maintenance, and delivering excellent customer service to residents.
DUTIES AND RESPONSIBILITIES
Respond promptly to work orders and maintenance requests.
Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
Remove litter, pet waste, and cigarette butts from the grounds.
Maintain cleanliness of key areas, such as the management office, pool area, mailrooms, laundry facilities, and pathways to model units.
Perform routine maintenance and repair tasks, including plumbing, electrical, HVAC, and appliance repairs.
Assist in unit turnovers, ensuring apartments are move-in ready.
Conduct property inspections to identify and address maintenance needs.
Maintain tools and equipment in good working order.
Assist in maintaining clean and operational pools, fountains, and amenity areas.
Support preventative maintenance schedules and tasks as assigned.
Collaborate with the maintenance team to complete major projects.
Follow safety protocols and OSHA guidelines in all tasks.
Deliver professional and courteous service when interacting with residents and staff.
Report any major maintenance issues or concerns to the Maintenance Supervisor.
Familiarize yourself with the location of power, water, and gas shutoffs, clean-out traps, fire extinguishers, and hydrants.
Conduct regular inspections of the property, including buildings, grounds, plumbing, electrical systems, and equipment.
EDUCATIONAL REQUIREMENTS
High school diploma or equivalent required; additional education/training is a bonus.
Previous experience in the property management industry preferred.
Basic knowledge and experience in maintenance trades such as plumbing, electrical, HVAC, and appliance repair.
EPA certification, preferred.
CPO certification, preferred.
PHYSICAL REQUIREMENTS
Frequent standing, walking, and moving throughout various property areas, including outdoor spaces and uneven surfaces.
Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching.
Ability to climb stairs, scaffolds, ramps, poles, and ladders, often while carrying tools or equipment.
Ability to kneel, crouch, and crawl in confined spaces to perform repairs or inspections.
Frequent use of hands for handling tools, equipment, and small objects.
Frequent reaching by extending hand(s) or arm(s) in any direction.
Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp, turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.
Ability to operate standard maintenance tools and equipment safely, including power tools.
Adequate vision for inspecting property conditions, identifying hazards, and reading small print or diagrams (corrective lenses acceptable).
Ability to hear and communicate effectively with team members, tenants, and supervisors in potentially noisy environments.
Ability to correctly and safely lift, carry, push, and pull items weighing up to 50 pounds regularly and up to 100 pounds occasionally. This may include furniture, appliances, and heavy machinery.
Exposure to various weather conditions, including heat, cold, and rain, while working outdoors.
ADDITIONAL REQUIREMENTS
Valid Driver's License and/or reliable transportation. Employees may be required to report to different locations for work, and attend offsite meetings, training sessions, conferences, events, etc.
Proficiency in property management software.
Proficiency in software applications such as Microsoft Office and Gsuite.
