GENERAL DESCRIPTION OF POSITION
Must be primarily qualified in mechanical repairs on equipment such as restaurant, health center, and apartment appliances. Must be able to trouble shoot electrical circuits and to construct, install, modify and maintain electrical systems and related control devices. Perform preventive maintenance on equipment. Must have five years of certified experiences in A/C, heating and refrigeration.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Performs routine maintenance and repairs on the facility and equipment to include plumbing, electrical, carpentry, heating and air-conditioning and appliance repairs as directed.
2. Follows sound and acceptable safety procedures and precautions when performing maintenance services.
3. Maintains general plant and facility in good repair.
4. Replaces campus light bulbs as required. Maintains a complete inventory of light bulbs and orders same as required.
5. Provide maintenance on heating and cooling equipment as directed.
6. Assist other technicians on projects as required.
7. Maintains a positive and flexible attitude towards the residents and other employees. Is dependable, courteous and tactful.
8. Takes the initiative to promptly begin his daily routine. Schedules his work load and maintains continuity between work task. He is capable of organizing his work schedule efficiently and prioritizes the work as required to complete important task first.
9. Maintains a good working attendance record. Demonstrates good personal habits with respect to grooming.
10. Processes all assigned work orders in a timely fashion. Writes up follow-up work orders for work to be performed by others.
11. Able to trouble shoot heating & air conditions unites , electrical and plumbing issuess.
12. Able to do minor plumbing repairs including installing new devices. ( faucets , toilets , water heaters etc ).
13. Able to do minor electrical repairs.
14. Perform any other related duties as required or assigned.

EDUCATION AND EXPERIENCE
High school or GED, plus specialized schooling and/or on the job education in a specific skill area; e.g. data processing, clerical/administrative, equipment operation, etc, plus 4 years related experience and/or training, or equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals; Ability to write routine reports and correspondence.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
CRITICAL THINKING SKILLS
Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions. Ability to deal with problems involving several known variables in situations of a routine nature.
