Responsibilities:
As a Multi-Family Property Maintenance Technician, you will play a crucial role in ensuring the proper functioning and upkeep of residential properties. Your responsibilities include:
1. Routine Maintenance:
- Perform routine maintenance tasks, including but not limited to plumbing, HVAC, electrical work, appliance repairs, drywall, painting, pools, and grounds
- Conduct regular property inspections to assess and ensure the overall condition, safety, and compliance of residential units and common areas.
2. Repairs and Troubleshooting:
Respond promptly to maintenance requests, troubleshoot issues, and make necessary repairs to ensure resident satisfaction.
3. Groundskeeping:
- Assist in maintaining the overall appearance of the property by addressing landscaping and outdoor maintenance tasks.
- Spearhead in snow removal activities during winter months to maintain safe and accessible pathways.
4. Unit Turnovers:
Prepare vacant units for new residents by completing necessary repairs, painting, and cleaning.
5. Appliance Maintenance:
Inspect, maintain, and repair appliances to ensure they are in proper working condition.
6. Safety Measures:
Ensure compliance with safety regulations to create a secure working and living environment.
7. Snow Removal:
Assist in snow removal activities during winter months to maintain safe and accessible pathways.
8. Documentation:
Maintain accurate records of maintenance activities, repairs, inventory, pool log, and freon log
9. Tenant Relations:
- Communicate repair/maintenance schedules and updates to residents in a clear and timely manner.
- Participates in resident events.
10. **On Call Requirements:
Available for on-call responsibilities to promptly address and resolve property-related emergencies or urgent tenant needs outside regular business hours.
11. Other Tasks as Assigned:

Requirements:
- Previous experience in residential maintenance.
- Proficiency in basic plumbing, HVAC, electrical work, pools, and general maintenance tasks.
- EPA type I and II or Universal Preferred
- CPO Preferred
- Usage of Yardi Aspire
- Ability to prioritize and manage time effectively.
- Strong problem-solving skills.
- Good communication and interpersonal skills.
- Willingness to learn and adapt to new tasks.
Physical Demands: Regularly required to stand, walk, crouch, move, use tools, or controls; and talk or hear. Lift and carry items, such as office supplies or maintenance equipment. Climb stairs or navigate uneven terrain in outdoor areas. Frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
Work Environment: Regularly works indoors and outdoors. Frequently exposed to wet and/or humid conditions; outside weather conditions; extreme cold; extreme heat. Occasionally work with chemicals such as petroleum products, degreasers, and sprays. Moderate noise level.
Job Type: Full-time
Pay: $22.00 - $27.00 per hour
