Position Overview:

The Purchasing Agent is responsible for overall pricing and delivery of products in a timely, cost-effective manner. In addition, assist the Director of Purchasing with development of department policies, schedules, procedures, and budgets.

It is imperative that the Purchasing Agent maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

Job Duties:

  • Manage and coordinate the process of maintaining JDE accounting issues related to contracts or trade partner qualifications with Corporate.
  • Assist with recruiting new Suppliers/Trade Partners to maintain trade base, reviewing bids for completeness and accuracy.
  • Manage pricing negotiations, files and contracts, payments, and product replacements, updating any existing contracts as needed.
  • Prepare Bid Comparison and review with management team. Assist in selection of preferred bidder based on competitiveness and ability to fulfill contract requirements.
  • Participate in review, development, and analysis of scopes of work aimed at quality control and standardization of equipment, materials, supplies and services. Conduct analysis of drawings for value engineering opportunities and pricing.
  • Oversee BuildPro as it relates to purchasing (Trade Partner Payment System).
  • Prepare quantity take-offs from working or design drawings for budgeting or bid purposes. Manage and maintain take-offs within the software(s) utilized by the company, addressing any issues if they arise.
  • Identify areas and trends in extra EPOs to prevent and to reduce costs.
  • Review and process options per change orders.
  • Prepare monthly site condition reports for new job starts.
  • Prepare quarterly corporate reports to obtain Rebates.
  • Continually search for new products, materials and processes that will best suit our customers.
  • Act as liaison between subcontractors, construction, marketing, sales, customer service and land departments, provide continuous support to the Construction and Sales departments through processing of POs, plans and other documents as required.
  • Review plan, create/revise budgets for multiple new and ongoing communities to ensure product development and architecture is supported by the budget.
  • Assist Director of Purchasing with administrative support.
  • Cross train in all areas of purchasing to be able to assist as needed.
  • Ensure you present yourself in a professional manner, while maintaining an insightful and enthusiastic team focused environment.
  • Maintain positive communication channels to help the flow of information from department to department.
  • Participate in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
  • Adhere to departmental operating guidelines and View Homes’ Employee Manual.

MINIMUM QUALIFICATIONS: Minimum 4 years in a purchasing role, Residential Construction experience, BuildPro and JD Edwards software system experience preferred.


EDUCATION:
High school diploma or equivalent.

EEO/OSHA/ADA: Able to manipulate and use CRT/screens, keyboards, mouse/pointing devices, etc., associated with contemporary computers. Able to sit or stand for extended periods of time.
