Job Title: Site Manager

Location: Village Apartments of Scottsburg I

Job Type: Part-time

Pay Rate: $18-20 per hour

We are looking for a highly motivated and experienced Site Manager to join our team at Village Apartments of Scottsburg I. As a Site Manager, you will be responsible for overseeing the day-to-day operations of maintaining all activities at the site level. You will be responsible for ensuring that occupancy is maintained at 97% or higher at all times, collecting rents on a strict schedule, filing for eviction based upon lack of rent payments or other lease violations, and maintaining the office, grounds, and buildings in top condition at all times. This position is 24 hours per week.

Responsibilities:

• Ensure that occupancy is maintained at 97% or higher at all times by conducting regular inspections of the property and identifying areas for improvement.
• Collect rents on a strict schedule, chase all balances, and provide documentation to tenants as needed.
• File for eviction based upon lack of rent payments or other lease violations in accordance with state and local laws.
• Maintain the office, grounds, and buildings in top condition at all times by overseeing maintenance and repair work, coordinating with vendors and contractors, and ensuring that all work is completed to a high standard.
• Manage the leasing process from start to finish, including conducting tours of the property, screening potential tenants, and preparing lease agreements.
• Develop and maintain positive relationships with tenants, responding to their needs and concerns in a timely and professional manner.

Requirements:

• High school diploma or equivalent; Bachelor's degree in Business Administration or related field preferred.
• 2 years of experience in property management or related field.
• Strong communication and interpersonal skills.
• Ability to work independently and as part of a team.
• Knowledge of state and local laws related to property management.
• Proficiency in Microsoft Office and property management software.
• Ability to work flexible hours, including evenings and weekends as needed.
