Summary
Serves as the first point of contact for property owners seeking zoning information. The position is responsible for the intake of zoning permit applications, and the comprehensive review of zoning plans, business tax receipts, certificates of use, and various other related licenses and applications seeking Village approval. The Zoning Administrator performs the required zoning inspections, and provides guidance to field professionals and the general public concerning the zoning code and more. Works under the general supervision of the Principal Planner and exercises no supervisory responsibility.
Responsibilities
- Manages the zoning permit application process, including intake, review, processing, and tracking.
- Reviews and analyzes plans for proposed construction covering residential, and commercial developments to determine conformity to all applicable zoning codes, regulations, maps, and the comprehensive plan.
- Reviews Certificates of Use, Business Tax Receipts, short-term vacation rentals approvals/denials, sidewalk cafe permits, special event permits, banner permits, garage sale permits, and other related permits for compliance with applicable rules and regulations. Issues approvals or denials.
- Prepares legal advertisements for public hearings and coordinates the mailing and posting of required notices, ensuring compliance with all applicable legal requirements.
- Prepares zoning verification letters.
- Administers the alcohol licensing process, from initial application intake and review to final processing and issuance (or denial).
- Regularly updates applications to reflect department procedures.
- Conducts field inspections to determine whether existing onsite conditions and/or proposed plans comply with the zoning code and/or licensing permits.
- Enforces, explains, and interprets zoning regulations and plan compliance to developers, architects, engineers, contractors, property owners and others.
- Assists the general public in a courteous and helpful manner.
- Investigates complaints addressing deviations from approved plans and recommends appropriate course of action to leadership.
- Computes and verifies development calculations, heights, number of stories, setback, ground coverage, floor area, parking space, lot size and landscaping areas.
- Prepares and assists in the preparation of administrative zoning variance reports.
- Works with department leadership to develop recommendations for changes to ordinances and regulations related to zoning and licensing.
- May participate in research projects as assigned by the Principal Planner.
- Performs clerical duties such as filing and managing departmental records.
- Performs other related duties as assigned.
Qualifications
- Bachelor’s degree in Architecture/Planning/Public Administration, or related field. Related experience may substitute educational requirement on a year-for-year basis.
- At least two (2) years of prior experience in in zoning, code compliance architecture or similar fields related work.
Licenses and Certifications
- Must hold a valid State of Florida driver’s license, and the ability to maintain a satisfactory driving record throughout employment.
Job Type: Full-time
Pay: $24.08 - $38.52 per hour
