What are the responsibilities and job description for the Facility Superintendent position at VIP Structures?
The Facility Superintendent plays a vital role in ensuring Class A facility maintenance for many facilities within the VIP Property Management portfolio. These facilities consist of commercial, industrial, retail, mixed-use residential, and medical offices. This position requires an extensive background in HVAC mechanical systems, along with routine knowledge of plumbing, electrical and overall facility maintenance skills.
Essential Functions:
- Perform ongoing repairs and maintenance to mechanical systems including heat pumps, chillers, boilers, cooling towers, condensing units, backup generators, WSHP loops, air handlers, make-up air units, and VRV systems.
- Maintain, complete, and log all preventative maintenance on HVAC equipment including replacement of filters, greasing, or changing belts, valve replacements, visual inspections, etc.
- Perform various plumbing tasks such as repairing water leaks, toilet and urinal repairs, shower drains, kitchen/bathroom faucets and sinks, and sewer drains.
- Electrical functions such as bulb replacement, ballast changes, switches, outlets, electrical motors, and general knowledge of electrical panels, breakers, and transformers.
- Execute and maintain logs for any in-house routine inspections for Life Safety equipment and address any emergency concerns regarding life safety as they arise.
- Meet and escort vendors or contractors for scheduled inspections, repairs, preventative maintenance, or other property related needs.
- General carpentry skills to maintain residential apartments turnover, such as drywall repair/replacement, ceiling repair, painting, caulking, floor repair, tile repair, basic appliance repair, etc.
- Grounds clean up all year round.
- Work alongside Property Management team assisting with the management of and oversight of third-party contractors at each property for snow removal, landscape, janitorial services, elevator maintenance and other various tasks.
- Interact and communicate effectively with Tenants (commercial and residential) in a professional manner.
- Must be able to respond to emergency after hours repairs and maintenance to include, nights, weekends, and holidays.
- Perform other repair & maintenance functions as needed.
Qualifications:
- Prior employment within facility management working in commercial or mixed-use setting.
- Effective use of technology: mobile phone, laptop, email, energy management software, access control or door software, etc.
- Physically lift to 100 lbs. and ability to navigate entire job site (including stairs and elevated structures).

Pay: $27.00 - $32.00 per hour
Expected hours: 40 – 50 per week
