Position Overview
The Maintenance Supervisor position is responsible for the day-to-day operation and management of the on-site maintenance staff and property. The Maintenance Supervisor closely monitors, identifies, and communicates problems in every phase of general maintenance of the building(s) and property, including areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, other minor building repairs, and cleanliness. Makes recommendations, performs repairs, replacement maintenance, and implements preventive maintenance as established by Company procedures and guidelines.
Essential Functions
Maintains a safe and secure environment throughout the building(s) and property.
Supervises, motivates, trains, and directs maintenance staff through work orders.
Plans, monitors, and appraises job results.
Selects, hires, coaches, counsels, and disciplines employees.
Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether professional assistance or further instructions are needed to complete task/repair).
Monitors the functions of service contractors and building repair and maintenance contractors.
Maintains disaster preparedness by identifying potential problems, develops proactive response plans, and if necessary, managing crises.
Completes reports/work orders of repairs (work needed).
On call availability for emergencies and projects as assigned by Community Association Manager.
Schedules and assigns work responsibilities to employees to meet shift requirements.
Requests materials, tools, and supplies needed for projects and day to day activities.
Administers preventive/reactive maintenance schedules.
Oversees or performs construction, installation, and preventative maintenance of equipment.
Orients and trains employees to perform maintenance activities and tasks.
Performs routine maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs.
Responsible for care and upkeep of pools including but not limited to cleaning, checking, and balance chemicals.
Maintains professional and technical knowledge by attending educational and professional workshops and obtaining additional certifications as needed.
Contributes to team effort by accomplishing related tasks and all other duties as assigned.
Strong leadership skills.
Other duties as assigned.
Job Qualifications
High School Diploma or equivalency preferred. One to three years of general experience in building trades, repair, and maintenance work; or equivalent combination of education and experience. Prior supervisory experience preferred. CPO preferred, or must be obtained within the first weeks of employment. Some positions may require the ability to meet Company Driving Standards and drive a company vehicle.
Knowledge And Skills
Ability to properly utilize new equipment and follow safety procedures prior to use. Must have excellent written and verbal communication skills. Excellent customer service and interpersonal skills are required.
Must be able to make maintenance decisions and work independently as empowered by their Community Association and/or Community Association Manager (CAM).
Conditions Of Work
This position works under indoor and outdoor conditions and may be exposed to elements including but not limited to, chemicals, odor, weather, and environmental conditions. The associate must be able to work in an upright standing position for long periods of time, and must be able to sit, walk, crawl, climb, reach with hands and arms, and lift 50 lbs. The employee must be able to navigate the property/building quickly and easily as required to meet the job functions. Must be able to detect auditory and/or visual emergency alarms. The employee must be able to work extended and flexible hours and weekends as needed.
