The Property Maintenance Technician II assumes responsibility for executing repairs, troubleshooting, and conducting preventive maintenance activities. This role involves the preservation and enhancement of the operational state, quality, and appearance of all building systems and premises within the designated area. Specific tasks encompass unit turnover, such as painting, carpentry, plumbing, electrical work, and more. Moreover, the Technician performs maintenance inspections, including security, alarm, and fire systems, ensuring timely completion of work orders, scrutinizing subcontractor performance, and assessing ground and common areas for cleanliness and maintenance issues to report to management. Upholding property maintenance and organization, overseeing maintenance systems, and ensuring optimal operational efficiency and client/tenant satisfaction in alignment with departmental guidelines are central to the role.
Responsibilities of the Property Maintenance Technician II:
- Skillfully completing a wide array of repair tasks, both routine and emergency, promptly and efficiently.
- Procuring and delivering supplies as necessary.
- Executing routine maintenance tasks such as painting, plumbing, electrical work, HVAC maintenance, and carpentry, utilizing hand tools.
- Participating in unit renovations as scheduled, which includes installing new cabinetry, countertops, light fixtures, and appliances.
- Promptly reporting any health or safety concerns or violations to the management team.
- Filling out requisition forms for materials and submitting them to management.
- Interacting with tenants in a friendly, positive, and professional manner.
- Handling work order tasks related to physical maintenance and repairs of the assigned buildings using work order software programs.
- Applying plumbing knowledge to address leaks, clogs, or other drainage issues.
- Utilizing electrical expertise to identify building electricity problems.
- Demonstrating carpentry skills to manage basic repairs.
- Upholding attention to detail to ensure all tasks are completed to a high standard and potential hazards are identified promptly.
- Maintaining physical stamina to endure a full shift of active work on the property.
- Implementing routine physical improvements and responding to emergencies following company protocols.
- Assisting the Property Manager in organizing and maintaining equipment, tools, supplies, inventories, and logs.
- Collaborating with the Property Manager to establish and upkeep a comprehensive preventative maintenance plan, alongside maintaining all related records and logs.
- Effective communication and adherence to safety standards, policies, procedures, and best practices.
- Demonstrating professionalism and courtesy toward tenants, coworkers, vendors, etc.
- Safely utilizing building property, materials, supplies, and tools.
- Performing additional duties and special projects as assigned.
Requirements for Property Maintenance Technician II:
- Minimum of 3 years' relevant work experience or technical training.
- High school diploma or GED required; technical school training in maintenance-related courses preferred.
- Proficiency in interpreting design documents, manufacturer specifications, and operational procedures.
- Knowledge of basic maintenance tasks (painting, carpentry, drywall, plumbing, electrical work, etc.).
- Strong interpersonal skills for effective teamwork and positive relationships with clients, tenants, and coworkers.
- HVAC certification is advantageous but not mandatory.
- Ability to follow instructions, prioritize tasks, and ensure timely and accurate completion.
- Basic aptitude for mathematics and computer skills.
- Availability for emergencies and on-call rotations.
- Physically capable of extensive walking, stair and ladder climbing, and lifting/carrying at least 50 pounds using proper body mechanics.
- Willingness to work overtime for special projects as needed.
- Possession of a valid driver's license and reliable transportation.
- Proficiency in basic computer skills and the ability to learn job-related software.
- Familiarity with tools and their appropriate use.
Schedule:
- 8-hour shift, day shift, Monday to Friday, on-call availability and weekend shifts as needed.
