The Century Plaza is a lush 212 unit community located just minutes from the highway and the mall. Parkins Ridge Townhomes, is a small 57 unit community located off Laurens and Verdae. The Maint. Technician, under the direction of the Maint. Super and PM/RPM, will be part of a team of 3 for both sites, which are managed out of The Century Plaza office.

Maintenance Supervisor/Property Manager & RPM
Basic Scope and Function of Position
Responsible for maintaining the physical condition and appearance of Century Gardens and Parkins Ridge Apartments. Under the supervision of the Property Manager, must coordinate and maintain the overall maintenance programs including exterior property appearance, timely work order service, quality make- ready program, and cost-effective inventory control of the property.
Primary Responsibilities
1. Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Complete all service requests on a daily basis. Accurately document work performed on service request, including parts and return to supervisor by end of day. Complete renewal service requests in the same timely fashion. Follow-up on completed service requests to ensure satisfaction. Follow-up on incomplete service requests.
2. Promote good public relations with residents, co-workers, and company staff through great “people” attitude and resident trust. Always display a friendly and courteous attitude towards residents and other employees. Never confront supervisor or other employees in front of residents.
3. Inspect vacated apartments and complete make-ready checklist. Inform site manager of needed services and repairs. Routinely perform duties to restore apartments to “make ready” status. Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed. Ensure adequate number of make ready units are available and that the products are up to company standards.
4. Complete special projects as may be assigned and prioritized by the Property Manager.
5. Inspect exterior of the property. Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter.
6. Assist with the tenant improvements as required.
7. Complete preventative maintenance as assigned by the Maintenance Supervisor. Maintain accurate records and provide resident training as required.
8. Perform effective emergency maintenance (after hours) as required.
9. Coordinate maintenance objectives with the Maintenance Supervisor daily.
10. Perform, and report on, all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis.
Education & Experience
1. Requires skill and knowledge equivalent to a high school diploma.
2. EPA HVAC certification preferred.
3. Must be able to work a flex schedule and be on call for emergencies on weekends, evenings, and holidays.
4. Must have a working knowledge of basic hand tools including but not limited to wrenches, screwdrivers, grips, sledge hammers, hammers, post hole diggers, saws, etc.
Physical Requirements
Vision: Must be able to read labels, signs, instruction manuals, and work orders.
Physical Mobility: Must be able to move about property, climb stairs, stretch, and bend. Must be able to lift heavy appliances and tools.
Manual Dexterity: Must be able to operate machines, use tools, and make general repairs.
Stress: Must be able to work under pressure and meet deadlines.
Must have a dependable vehicle and valid driver’s license.
