Harmony Ridge is a beautiful, lush 40 unit elderly LIHTC community located in Traveler's Rest, SC.
We are looking for a dynamic "leasing superstar" that can multi-task, be organized and is looking for growth and advancement within the industry. This position would be ideal for an experienced Assistant Manager or a "Rockstar" Leasing Agent, looking to step into a Manager role. Vista is growing and we would love you to come grow with us!
- This position is currently P/T with the PM working 2-3 set days.
- There is an opportunity, for the right candidate, to manage another small quaint Conventional(Market Rate) community in Hendersonville, NC, and make this a Full Time position, combining both sites and working the additional 2-3 days(set days at each site). *If interested in the F/T position, *please mention it when applying*. Basic Scope and Function of Position:
Provides the highest quality products and services to ensure the efficient operation of the Property. To provide front line service and support to those in need of supervision and or support to ensure daily operations of the property are maintained.
Responsibilities
- Manage all aspects of assigned property that have Tax Credit and Public Housing requirements
- The Community Manager must have the ability to provide customer service to all residents and applicants. The site manager should be acquainted with the cultural backgrounds and economic status of the residents. It must be remembered at all times that we are often dealing with people with economic problems. The Manager should be able to handle these problems with a fair approach to the situations that may exist.
- Design business plans for assigned properties that suit customers’ needs
- Inspect and arrange maintenance to meet standards
- Maintain a positive, productive relationship with tenants
- Negotiate lease/contracts with contractors in a timely and reliable manner
- Advertise and market vacant spaces to attract tenants
- Collect receivable accounts and handle operating expenses
- Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
- Oversee properties’ personnel and assess its performance
- Accomplish financial goals and report periodically on financial performance
- Source and build relationships with prospective clients to expand business opportunities
- Update job and market knowledge
- Social Media and Marketing Experience
Skills
- Proven work experience as property manager
- Fully understanding property management and its financial aspects
- In depth knowledge of all rules and regulations surrounding property management, HUD and Tax Credit Regulations.
- Competency in MS Office and relevant databases and software
- Customer focus and bottom line orientation
- Interpersonal savvy with strong communication and presentation skills
- Well organized with excellent time management skills
- BS degree in related field
