Salary : $55,000.00 annually Incentives

Job Description :
The Maintenance Supervisor is accountable for the management of the maintenance, grounds, and custodial team to ensure quality service is provided to meet the Company's standards for cleanliness, appearance, safety, and overall functionality. The Maintenance Supervisor performs technical and mechanical skills to ensure all units, renovations, common areas, and grounds are upkept, while overseeing outside contractors and vendors.

Job Responsibilities :
- Directly supervises maintenance team and vendors / contractors in regards to make-ready units, work orders, renovations, structural repairs, cleanliness, and ground maintenance
- Performs daily scheduled maintenance and completes work orders scheduled from resident service requests or from on-site team within an appropriate time frame
- Assists with interviewing, screening, and making recommendations for any potential technicians, grounds, or housekeeping personnel in conjunction with Property Manager
- Assists in training all maintenance technicians, porters, grounds, and housekeeping personnel
- Coordinates, oversees, and inspects vendor work performed on the property
- Obtains, assembles, analyzes, and submits bids to Property Manager
- Assists Property Manager in developing and adhering maintenance budget
- Accountable for inventory, ordering, and delivery of all necessary supplies and equipment, including housekeeping
- Takes initiative by completing preventative maintenance by diagnosing the source or cause of the issue and makes repairs in accordance with established policies, procedures, safety standards, and code requirements
- Oversees the completion of make-ready units within the scheduled time frame accurately and understands the process by completing the pre-move-out inspection, creating a "punch list", scheduling vendors as needed, obtaining needed materials, completing all maintenance tasks, and inspecting finalized work
- Ensures documentation of work orders and make-ready units are thoroughly and accurately completed in a timely manner in property management software
- Ensures compliances of OSHA standards and company safety policies and procedures
- Inspects grounds daily and periodically inspects work performed by vendors to ensure Company quality and expectations are met
- Maintains MSDS sheets as well as replacement logs
- Enforces clean work area and regularly inspects tools and equipment are neat, orderly, and functioning properly
- Reports unusual or extraordinary observation to Property Manager
- Remove snow and ice as necessary
