SUMMARY

Maintaining the interior and exterior physical asset in a manner that will facilitate maximizing financial returns in accordance with the owner’s objectives as well as a safe, clean, and pleasant living environment for the residents.

ESSENTIAL JOB FUNCTIONS

• Performs routine tasks, normally repetitive in nature, required to effectively sustain a peak level of cleanliness and neatness of the property’s physical appearance and curb appeal
• Responsible for picking up and cleaning the community interior and exterior using company-supplied materials and equipment and following manufacturer’s directions for same
• Cleans and picks up trash from around trash dumpster, always ensuring a clean and tidy appearance
• Maintains cleanliness of office and all other amenity and common area facilities assuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc.  May perform exterior building light checks.
• Performs supplemental landscape maintenance such as weeding, or flower planting so the landscape areas are tidy.
• Thoroughly cleans vacated apartments designated by supervisor and assists in preparation of same for make-ready and re-renting
• Report maintenance problem areas ASAP
• Is familiar with power, water and gas shutoffs, clean out traps, fire extinguishers and fire systems
• Knows or maintains immediate access to emergency numbers (e.g., police, fire department, manager, maintenance supervisor)
• Incorporates both safety and customer service in the performance of all job duties
• Posts notices as required or instructed by supervisor

Additional responsibilities

• Maintain compliance with VOA Michigan policies and procedures
• Ensure that all duties are carried out in a timely and orderly fashion so that VOA Michigan functions in the most efficient manner possible
• Other duties as assigned

REQUIRED KNOWLEDGE, SKILLS, AND ABILITES

• High School education preferred with previous janitorial experience
• Ability to perform duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner
• Ability and willingness to maintain a clean, neat, well-groomed professional appearance
• Must be honest, trustworthy, enthusiastic and team oriented
• Must be customer service oriented and genuinely support and promote good resident relations and service to the staff and residents
