JOB SUMMARY AND QUALIFICATIONS :
Under direct supervision provides general maintenance and landscaping activities for Volunteers of America buildings and occupied properties in the Louisville area. In addition, provide janitorial services to prepare VOA resident rooms for new clients to move in and for common areas used by VOA at the Chancery to include, but not limited to community bathrooms, offices, kitchen and dining area, hallways, laundry room, meeting rooms, etc.
WHAT YOU SHOULD HAVE FOR THIS ROLE :
One year experience in general building and / or plant maintenance preferred. Preferred experience in a specialty area (i.e. painting, HVAC, plumbing, electrical, etc.). High school diploma, GED or equivalent is required. Mechanical aptitude; ability to diagnose and problem-solve; ability to effectively communicate with staff, clients, visitors, and vendors; ability to use power tools; ability to follow directions required. Must learn and apply agency and personnel policies and procedures, fire and safety codes and regulations; appropriate federal, state and local regulations; COA standards, OSHA and ADA regulations.
RESPONSIBILITIES :
l . Performs various maintenance activities such as plumbing, electrical, HVAC, carpentry, plaster and drywall repair, interior painting and prep work. (Staff does not perform maintenance functions requiring licensed personnel, such as electrical work unless properly licensed.)
2, Repairs and maintains agency equipment, appliances and maintenance vehicles.
3. Conducts preventive maintenance on agency building, on agency equipment, appliances and maintenance / operations vehicles.
4. Performs janitorial and cleaning of VOA resident rooms to prepare them for new clients to move in and all common areas at the Chancery used by VOA.
5. Completes required paperwork and entries into the facilities management software system for the completion of work orders.
6. Performance Quality Improvement (PQI) and Risk Management duties as as assigned.
