Shift Details: Part-time – 15-20 hours/week for cleaning and 15-20 hours/week maintenance of property
Schedule: variable
Compensation: Free rent for 2-bedroom apartment.
Location: Franklin Station
About the job:
The Caretaker will provide services in a market rate senior (55 ) apartment building. Responsible for maintaining the general appearance and cleanliness of building common areas and outside areas. Upholds a high standard of service and responsibility. Must be willing to work as a part of a team, communicating concerns and providing outstanding customer service to all residents, their guests and families.
Essentials:
- Perform indoor and outdoor cleaning functions, adhering to schedules and using established recording mechanisms to meet program standards.
- Collaborate with maintenance on unit turns.
- Restock supplies (cleaning, linen, paper, etc.).
- Set-up/rearrange rooms as needed.
- Assist with scheduling and completing major projects – floor waxing, carpet, furniture extracting, etc.
- Complete weekly building inspections.
- Ensure that all security procedures (such as locking doors) as prescribed by the program are followed.
- Will perform maintenance functions as follows:
- Replace unit Locks on rental units as necessary and on all turnovers.
- Coordinates and oversees work of sub-contractors together with the Community Administrator
- Purchases approved supplies such as paint, brushes, locks, pipe, wiring, lightbulbs, batteries, etc. for maintaining the property.
- Diagnose and troubleshoot malfunctions with electrical, heating, plumbing, appliances, and building equipment and using appropriate resources to correct problems.
- Assist in period unit inspections to identify and address repairs and preventative maintenance, such as changing HVAC filters and CO2/Smoke detector batteries.
- Prepares and maintains paperwork related to the maintenance of the property. ie. Invoices, work orders and timesheets.
- Builds relationships with vendors and contractors and strives to maintain cost effective services and contracts.
- Work in partnership with Community Administrator to effectively and efficiently maintain the property and provide the best customer service possible to all residents, vendors, contractors and teammates.
- Must be on call for overnight and weekend emergencies, we don’t have many.
- Communicates regularly and effectively with residents, staff, and all levels of management.

Required Qualifications:
- High School Diploma; GED
- Cleaning experience required. Must work well with all people in the community, treating all residents and co-workers with respect and dignity.
