Reports to: Property Asset Manager

Function:
The Regional Maintenance Director is responsible for management of maintenance staff and functions of assigned facilities.
Qualifications:
The position requires a high school diploma or GED, three (3) years' transferable management experience, and demonstrated knowledge and ability to manage a residential maintenance staff. Strong communication, interpersonal, and leadership skills, as well as strong computer skills and technical knowledge.
Principle Activities:
- Hire, train, and supervise maintenance staff. Organize/oversee schedules of maintenance staff. Oversee day to day operations of the maintenance department to ensure work orders are completed in a timely manner. Conduct timely and constructive performance evaluations. Responsible for disciplinary action and termination of staff as needed and in accordance with VOASE Policies & Procedures.
- Monitor facilities and vehicles to ensure the program is in compliance with fire, safety, and health certification standards and policies and procedures.
- Contract with skilled/licensed individuals for repairs/replacements when necessary.
- Perform ongoing preventive maintenance on facilities and vehicles.
- Manage maintenance inventory and equipment.
- Manage work orders using VOASE’s maintenance software program.
- Manage keys to facilities and vehicles.
- Operate within assigned budget.
- Perform other related duties as assigned.
- Perform on call duties as required.
