Position Summary
Supervises, coordinates the performance and maintenance/repairs of the physical structures of buildings and grounds. Travel is required to meet the demand of this position. Assists VP of Plant Operations with budgetary analysis as well developing and coordinating various projects related to construction, life safety, building, grounds and preventive maintenance according to the Policy and Procedure Manual.
Essential Duties

• Assist VP of Plant Operations to identify and define a comprehensive long term (3 – 5 yrs.) capital and maintenance capital plan for all physical communities.
• Provide hands-on support to communities while onsite, to include completing repairs, painting, and inspections.
• Ensures work order system is up to date and work orders are completed on time.
• Successfully support VP of Plant Operations to plan and manage all major community capital projects within budget and time parameters.
• Oversee the capital expenditure budget by supporting the annual capital budget for each community.
• Support the operating budget with community management by acting as a resource and consultant.
• Assists in the development and implementation of preventive maintenance programs for all communities, including providing training and support, as necessary.
• Visits all communities on a systematic and pre-determined and routine basis reviewed with the VP Plant Operations.
• Oversees all painting and performs structural review to masonry, woodwork, and furnishings of buildings, or oversees the work of contractors to maintain an attractive and safe building, inside and out.
• Oversees the performance of grounds maintenance activities, such as life safety, telephone/nurse call systems as well as keeping outside areas of building attractive, safe, and clutter-free.
• Performs or oversees all preventative maintenance programs as designed by the VP Plant Operations.
• Inspects and services HVAC and environmental control systems or oversees the work of contractors.
• Inspects and services wiring, electrical fixtures, apparatus, and control equipment or oversees the work of contractors.
• Inspects and services plumbing systems and installations for conformance to governmental codes, sanitation standards, and construction specifications or oversees the work of contractors.
• Review all requisitions tools, equipment, and supplies. Keep records on all in-house equipment.
• Abides by all State and Federal safety regulations including OSHA, EPA, MSDS and NEPA, as well as State Regulations.
• Performs preventive maintenance according to Company policies and procedures to assure the building and its contents remain operable and in good condition. Reviews the maintenance calendar to ensure compliance, making note of any exceptions.
• Manages expenses within given budget parameters.
• Demonstrates an understanding of compliance and ethics program policies and procedures.
• Completes all mandatory compliance, HIPAA and state and federal regulatory training as required.
• Maintains appropriate degree of confidentiality.
• Performs other duties as assigned by VP of Plant Ops
Qualifications
• Education: Some college preferred minimum of a High School diploma or GED, and a minimum of 3 to 5 years related experience and/or training; or equivalent combination of education and experience.
• HVAC, Plumbing and Electrical certifications desired.
• Ability to travel 100% of the time will be required.
• Valid driver’s license and have and maintain clean driving record.
