Description:
The purpose of the Assistant Community Director is to effectively manage and coordinate renewals, move outs, delinquency, coding and processing of invoices including activities and available resources in order to accomplish property objectives as set forth by the Community Director and Property Owner. These objectives will include maximizing occupancy levels and property values. In addition, the Assistant Community Director will train the Leasing Consultant and to assume all duties of the Community Director in the event of the Community Director's absence.
Responsibilities will include:
- Assists in management of budget, accounts, rent collections, delinquency, and tenant notices.
- Inspects property conditions, coordinates maintenance activities, walks all move outs/inspections for move out reconcilations.
- Makes effective lease presentations to close transactions successfully and retain the new residents.
- Works with Maintenance staff to provide oversight to all maintenance functions, including the development and monitoring of preventative maintenance programs.
- Assists Communiity Director in scheduling all make-readies for new move-ins, as well as performing the final inspection with leasing consultant prior to a new move-in.
- Schedule and follow-up on-call maintenance requests in a timely manner, while requiring the highest quality workmanship by maintenance staff and vendors alike.
- Assure that each applicant completes required paperwork, goes through the approval process and is accepted or denied according to company policy..
- Assures that each resident notifying the office of their intent to move is counseled about compliance/non-compliance of the lease agreement and is informed of the property move-out procedure.
- Assures that all lease renewals are handled in a timely manner to insure maximum renewal occupancy and income potential.
- Evaluates on-going leasing office operations to ensure compliance with policies and guidelines
- Monitors apartment turnover to ensure vacancies are filled as quickly as possible
- Collects rental income and all miscellaneous income according to the lease agreement. Makes sure income is deposited on a daily basis.
- Meets with associates or residents to address conflicts and mediate disputes.
- Follows through with the eviction process as required by the lease agreement.
- Code and enter bills in the computer system.
- Provides leadership and motivation to Leasing Consultant through a positive, open and honest communication environment that fosters team work.

Pay: $19.00 - $24.00 per hour
