Director of Preconstruction
Position Summary :
The Director of Preconstruction is responsible for managing the preconstruction phase of projects, including cost estimation, project planning, and scheduling. This role ensures accurate and efficient project execution by delivering reliable cost projections, timelines, and strategies that align with client expectations and business objectives. The Director of Preconstruction plays a critical role in positioning projects for success from the outset, driving improvements in cost efficiency, timelines, and risk management.
Key Responsibilities :
1. Preconstruction Leadership and Strategy :
Lead and manage preconstruction efforts, ensuring that all project bids, estimates, and schedules are thorough, accurate, and competitive.
Develop and implement preconstruction strategies to drive improvements in cost-efficiency and risk management.
Conduct preconstruction meetings to review project scope, timelines, and budget expectations, ensuring alignment across teams.
2. Cost Estimation and Budgeting Oversight :
Oversee the cost estimation process to ensure accuracy and competitiveness in project bids and proposals.
Validate cost estimates by analyzing resource needs, material costs, labor requirements, and potential risks.
Develop and maintain standardized estimating methodologies to ensure consistency and reliability.
3. Project Scheduling and Planning :
Create comprehensive preconstruction schedules to optimize project timelines and resource allocation.
Identify critical milestones, dependencies, and potential risks, proactively addressing challenges.
Ensure project plans are supported by required materials, resources, and expertise.
4. Vendor and Subcontractor Coordination :
Establish relationships with vendors, subcontractors, and suppliers to support project budgets and timelines.
Engage in value engineering to identify cost-saving opportunities without compromising quality.
Oversee the solicitation and analysis of subcontractor bids to ensure alignment with project goals and budgets.
5. Risk Assessment and Mitigation :
Conduct risk assessments during the preconstruction phase, identifying potential challenges related to budget, resources, and timelines.
Develop mitigation strategies to address risks and ensure financial and operational viability.
Regularly refine risk management practices to improve project planning and reduce uncertainties.
6. Reporting and Communication :
Provide regular updates on project estimates, timelines, and budget adherence.
Prepare and present project cost analyses, risks, and timelines to stakeholders.
Maintain clear and organized documentation on project estimates, schedules, and preconstruction activities.
Qualifications :
Minimum of 8 years of position-specific experience in preconstruction, cost estimation, or related roles in the construction industry.
Strong understanding of construction methods, materials, and cost structures.
Proficiency in preconstruction software and tools (e.g., Procore, Bluebeam, or equivalent).
Excellent leadership, communication, and analytical skills.
Ability to manage multiple projects and deadlines in a fast-paced environment.
Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred).
