Project Manager/Estimator
Summary: A Project Manager/Estimator at Wagner General Contractors is responsible for building a quality initial estimate for a project and then for managing that project through to completion. He/She must be organized, able to multitask, and a team leader focused on creating competitive bids which lead to quality projects.
At Wagner General, we combine the roles of Estimator and Project Manager into one role. We do this so it is the same person that built the estimate to see the project complete. It helps this person to be a better estimator because they realize what it actually takes (manpower, money, etc.) to get a project completed. It also makes them the best person to be the Project Manager because they learned the ins and outs of the job while putting together the estimate. Because of this, we team up as often as possible (through Assistant Project Managers) to aid the Project Manager/Estimator in juggling lots of tasks at once.
- Estimate Projects Receive and evaluate projects to bid from Bid Coordinator or from online opportunity.
- Alert Office Manager that you will be bidding the job and send pertinent job information so the information can be sent to the office, and posted to the Wagner Planroom for subcontractors to view.
- We make it a point to attend pre-bids. It lets the customer know you are interested and excited about their project and helps to build your network.
- Talk with subcontractors on the phone to ensure they look at your project and are willing to work with you to get sound figures for the bid. Making visits with them is another helpful way to ensure you are getting solid numbers for your bids.
- Organize and submit estimate for project (sometimes working with Office Manager to submit a particular way
- Assist other project managers with take-offs or with helpful subs you have worked with. We are all a team and when one of us wins, we all win.
- Manage Projects – Administration Work Build the following for every project: job budget, schedule of values, and a project schedule. For most projects, you will also have to create the following: subcontracts, submittals and change orders.
- Ensure that Construction Administrator has all necessary paperwork including, contract, project info, etc. completed and contact established with the owner and architect.
- Establish and conduct pre-construction meetings, progress meetings, and a final walk-through meeting.
- Monitor quality and financial status of each project weekly.
- Bill monthly for each project with Accounting. Make sure that every subcontractor has submitted bills for the project and that they match with the amount of work they have completed on the project.
- Check email and phone regularly to keep up to date with Superintendent, General Superintendent, Office Staff, Architect and Owner who are assisting you with the completion of your projects or wanting updates on your project.
- Train and assign work to Assistant Project Manager to ensure they are learning and actively assisting in all projects and bids.
- Manage Projects – Field Meet with Superintendent and General Superintendent at the beginning of each job to discuss ins and outs and highlight any possible hurdles.
- Post the job schedule at every job and update it regularly.
- Go to each project’s jobsite once a week minimum to ensure things are on track and tasks are being properly completed.
- Talk with your Superintendent daily to make sure you are kept up to speed on the project and to keep your Superintendent up to speed on any changes or progress being made off the jobsite.
A Project Manager/Superintendent has a big job responsibility. Don’t let this intimidate you. We are a team, and you have people in the office and in the field that are here to support you. Pay: $45,000.00 - $65,000.00 per year
