Maintenance Personnel Job Purpose:
are responsible for the upkeep and repair of The Villa.
Maintenance Job Duties:
The following responsibilities include but are not limited to:
- The maintenance person should do a full building walk thru daily and refer to their posted checklists for duty assignments.
- During the walk thru they should be looking for anything broken or in need of repair. Additionally, they should be observant enough to notice things before they break and assist management in finding and fixing things before problems develop.
- Maintenance personnel should be performing a basic visual inspection of all building mechanical equipment as noted on their checklists. In extra they need to have a general awareness and knowledge of all the equipment and its functions, always asking management if they do not understand something.
- Maintenance will be required to perform several diverse tasks in the day-to-day upkeep of our property. During normal activities, you will be required to use numerous power tools as part of the functions of the job and you should be both familiar with these in use and inclusive of all safety protocols therein.
- Typical days may include, cleaning the pool, assisting custodial staff, changing lights, patching drywall, and painting, or assisting management in other projects such as conduit runs or surveying equipment. We may be asked from time to time to assist residents in their simple maintenance request such as oiling doors, changing lights or even moving heavy objects. We go out of our way to help people while protecting ourselves from liability.
- You must be able to fix things and think creatively out of the box. We have a 40-year-old plus building and things are prone to decay or neglect. Fixtures become damaged or nonfunctional and must be repaired or replaced if necessary. Also, it is important to clean up after we keep the workspaces neat and tidy.
- The Association offers several auxiliary services to its owners and residents including a basic inspection and service of the residential fan coil AC units.
- The maintenance person should communicate regularly with management whenever performing duties not included on their regular checklist and return all work orders for log purposes.
- Completes reports and maintains concise and accurate records/documentation of water leaks or other malfunctions that may lead to damages to units and/or common areas.
- Maintain accurate record of supplies and inventory.
Job Type: Full-time
Pay: $17.00 - $20.00 per hour
Schedule:
- 8 hour shift
- Monday to Friday
- Weekends as needed
