JOB SUMMARY : Provides management for engineering staff and prepares budgets to maintain academic office, laboratory, animal care, hospital inpatient and clinical outpatient areas of the facility .
EDUCATION/EXPERIENCE: High school diploma or GED equivalent and ten years’ experience with Atrium Health Engineering; Community College Trade Certificate and nine years’ experience with Atrium Health Engineering or Community College Diploma and eight years’ experience with Atrium Health Engineering.
LICENSURE, CERTIFICATION, and/or REGISTRATION: Valid North Carolina driver’s license.
ESSENTIAL FUNCTIONS:
- Manages the maintenance staff to maintain facility compliance with all regulatory codes and accreditation standards including TJC, CMS and AAALAC.
- Coordinates preventive maintenance schedules/activities by using the computerized maintenance system. Ensures the completion of all patient room preventive maintenance tasks.
- Evaluates building system failures (electrical, HVAC, refrigeration, mechanical, plumbing and building hardware) and directs the repairs.
- Ensures the proper testing and maintenance of electrical utility equipment such as emergency power generators, transfer switches, motor control centers, transformers, and power distribution panels.
- Coordinates the testing and maintenance of the fire alarm and fire protection systems. Maintains the required NFPA testing documentation.
- Monitors and operates campus HVAC equipment such as chillers, cooling towers, boilers, air handling units, pumps and heat exchangers.
- Monitors the building environmental conditions using the building automation system and implement energy efficient control strategies.
- Ensures the operation of the building plumbing systems including back flow preventers, pressure reducing valves, domestic water pumps, water heaters, RO water systems, fire pumps, and sprinkler systems.
- Ensures the operation of the building waste systems including the storm sewer, sanitary sewer, sewer pumps, and laboratory acid waste systems.
- Ensures the operation and maintenance of vacuum, compressed air, and medical gas systems. Coordinates the testing of the local and master medical gas alarm panels.
- Maintains building roofs, exterior and interior finishes, oversee landscaping services, ensure the safe operation of all parking structures, direct sidewalk and parking cleanup during inclement weather.
- Achieves financial objectives by developing and monitoring building operational budgets and analyzing variances. Provides capital equipment recommendations and budgets. Provides capital equipment project management.
- Completes Risk Assessment documentation for projects and life safety system repairs.
- Procures materials, generate purchase requisitions, manage purchase orders and maintains inventory of maintenance supplies.
- Promotes a cooperative work environment by providing leadership, training, and resources for employees.
