Architectural designer
Project Team: The Assistant Project Manager (APM) supports the planning, coordination, and execution of designated projects to ensure that project goals and objectives are achieved within specified timeframes and budgetary constraints. The APM works closely with the Project Manager and project personnel to oversee various aspects of project management.
Duties & Responsibilities:
People:
Assists in directing and coordinating the activities of project personnel to ensure the project progresses on schedule, within budget, and in accordance with specifications and safety guidelines.
Project Performance:
Assists in reviewing Job Status Reports and may recommend modifications to schedules or plans as required.
Participates in weekly meetings for project scheduling, budgeting, and planning.
Assists in preparing project reports for management, clients, or other stakeholders.
Problem Resolution:
Collaborates with the project team to provide technical advice and help resolve problems.
Assists in handling challenges with vendors, subcontractors, and the project team in a timely and professional manner, seeking approvals as needed.
Project Finances:
Supports timely billing for projecting and tracking payment schedules; may assist in collecting receivables.
Helps ensure positive project cash flow while adhering to subcontractor/vendor terms.
Gains understanding of project cost drivers (labor, material, equipment, overhead, etc.).
Learn billing methods based on various contract terms (percent complete, etc.).
Assists in maintaining positive project cash flow.
Provides project Cost to Complete updates to senior management, including change orders and potential risks.
Project Controls:
Assists in generating, reviewing, and approving Purchase Orders (POs); may help manage RFIs (Requests for Information) and forward as appropriate; supports in generating Proposed Change Orders (PCOs), adjusting schedules, etc.
Participates in reviewing vendor and subcontractor bills for accuracy and contract/PO compliance.
Supports managing and scheduling subcontractors; works with vendors to ensure timely delivery of materials.
Assists in ensuring documents/transactions are processed appropriately: subcontractor/vendor agreements are properly executed; payroll and production tracking are complete; receipts are reviewed and forwarded for processing; safety and quality audits are conducted and reviewed.
Supports timely, accurate payment according to terms, change orders, and deductions.
Assists in creating, identifying, tracking, and obtaining approval for all change orders.
Managing Relationships:
Supports the management of client relationships to ensure client satisfaction; may participate in negotiating changes to ensure quality project results are delivered on time and on spec, with safety and profitability in mind.
Assists in resolving conflicts effectively, professionally, and in a timely manner with stakeholders.
Job Type: Full-time
Pay: $55,000.00 - $75,000.00 per year
