1. Project Handoff and Planning
Collaborate with Estimators, Senior Project Managers, and Superintendents during project handoff meetings to gain a comprehensive understanding of project scope, bid strategy, and schedules.
Conduct a detailed review of plans, estimates, and scope of work, ensuring alignment across all team members.
Prepare and equip Foremen with the tools, documentation, and time needed to plan their work, including detailed binders and materials lists.
2. Budget and Cost Management
Develop and maintain accurate project budgets, allocating labor and materials by project phases for efficient tracking.
Provide Foremen with job hour sheets and cost codes to monitor and manage expenses effectively.
Track job costs weekly and make adjustments as necessary to maintain budget adherence.
3. Submittals and Procurement
Review and submit all project submittals to contractors and owners for approval, ensuring they meet project specifications.
Coordinate material procurement, securing approvals, managing lead times, and scheduling deliveries to support project timelines.
Work closely with suppliers and purchasers to address any issues with submittals or materials.
4. Project Execution and Oversight
Monitor project progress, visiting job sites regularly to assess adherence to schedules, budgets, and quality standards.
Communicate proactively with Foremen to address any schedule changes, conflicts, or necessary adjustments.
Ensure that project procedures are followed, including documentation of material requests, daily logs, and safety compliance.
5. Client and Stakeholder Communication
Serve as the primary point of contact for contractors, engineers, and clients, maintaining professional and transparent communication.
Foster strong relationships with clients to ensure satisfaction and encourage repeat business.
6. Change Order and Budget Adjustments
Track and document all change orders, ensuring they are approved and implemented into the project budget.
Submit budget revisions for approved change orders and internal adjustments, maintaining accurate project financials.
7. Billing and SOV Management
Create and manage the Schedule of Values (SOV) for each project, ensuring proper cash flow and billing alignment.
Ensure billings cover all costs and maintain a cash-positive position throughout the project.
8. Close-Out Procedures
Prepare comprehensive close-out documentation, including warranty letters, O&M manuals, redline drawings, and compliance paperwork.
Reconcile budgets and work with the purchasing team to close out all outstanding POs.
Qualifications:
Proven experience in electrical project management or a related field.
Strong knowledge of electrical systems, budgeting, and cost tracking.
Excellent organizational, problem-solving, and communication skills.
Proficiency in project management software and tools.
Ability to build strong relationships with clients, contractors, and field teams.
