POSITION SUMMARY: The facilities/maintenance specialist position, under supervision from the facilities manager, supports the management of all aspects of WVCW site and building maintenance, includes fleet maintenance responsibilities, performs work of routine maintenance; performs related work as assigned or requested. The facilities/maintenance specialist will assist the manager with planning, construction and maintenance of equipment, machinery, buildings and other facilities.

ESSENTIAL DUTIES:

  • Performs routine maintenance on building interior and exterior.
  • If directed, contacts and schedules vendors and contractors for necessary building repairs and emergencies that are outside the scope of routine maintenance.
  • Follow a schedule of when vehicle maintenance has been performed and when next service is due.
  • When directed, perform vacancy maintenance.
  • Ensure tracking and recording all maintenance performed for each building location.
  • Be familiar with the tracking of building maintenance budgets.
  • Assist with the implementation of all building upgrades and projects.
  • Works in a safe manner and recognizes unsafe situations, including active participation on the Safety Committee.
  • Takes appropriate action to ensure safety of themselves and others across buildings/locations.

SUPERVISORY RESPONSIBILITY:

  • This position may have supervisory responsibilities.
    • This position may have supervisory responsibilities when direct leadership is out of the office for more than 1 week.
    • This position may have supervisory responsibilities when fulfilling project management duties.

WORK ENVIRONMENT:

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. Work may be required to be performed outside and subject to weather conditions.

PHYSICAL DEMANDS:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

POSITION TYPE/EXPECTED HOURS OF WORK

Hours of work and days are generally Monday through Friday, 8:30 a.m. to 5 p.m. based on work load demand which may require limited flexibility. Some weekends or evening hours are necessary in emergency situations. The weekly cap is 40 hours with approved overtime only.

Travel: No travel is expected for this position outside Wallowa County, Required Education and Experience

  • 1. High school diploma or GED. 2. 5 years of relevant building maintenance experience.

PREFERRED EDUCATION AND EXPERIENCE

  • 1. Licensure of some nature is preferred. Electrical, mechanical, plumbing, etc. 2. Adept and competent in all maintenance related fields.

PHYSICAL DEMAND:

This position requires you to be regularly available for work as scheduled. Position requires professional and personal skills to cope with stress associated with work involving a high degree of mental, emotional and physical demands. This position also requires the ability to bend, stoop, push and pull. While performing the essential duties of this job, the employee is regularly required to sit; talk and hear; use hands and fingers and handle or feel; reach with hands and arms. WORK ENVIRONMENT:

Work is performed in an office environment and the noise level is usually moderate, but occasionally may be exposed to loud noise such as raised voice levels and alarms. Occasionally the work environment may extend to other community offices, residential houses, and off-site locations.

This position may be exposed to the everyday risks or discomforts which require normal safety precautions typical of such places as an office (i.e., moving mechanical parts, airborne particles, and electrical shock). This person will be serving clients from all demographics within the community.
