Leasing Manager
Job Summary:
This role's primary focus is to meet and exceed the leasing and occupancy goals of the assigned community by interacting with incoming prospects and matching their needs to the perfect home. Additionally, this position supports the leasing team members in their leasing efforts and skill set while analyzing the market needs for strong leasing performance.
Duties/Responsibilities:
- Actively recruit prospective residents, manage rental transactions, and ensure a smooth leasing process.
- Develop and implement marketing strategies, including lease specials and pricing adjustments based on market surveys, to maintain competitive positioning in the marketplace.
- Offer informative community tours, showcase available homes, highlight key amenities, and facilitate leasing agreements for new residents.
- Accurately complete lead detail reports, customer information cards, and market surveys to track and analyze prospect data (lead engagement, lead response time, lead activity reports).
- Oversee daily schedules for the leasing team and coordinate staff coverage through the creation of leasing calendars.
- Utilize established Rental Qualifying Criteria and TAA lease contract and addendum to assess applicants, gather necessary documentation, and process applications efficiently.
- Coordinate move-ins by securing all required documentation, including lease agreements, addendums, and relevant paperwork. Ensure homes are move-in ready by the agreed date, adhering to any relates SOPs and Checklists.
- Provide new residents with and assist in the enforcement of community policies, HOA guidelines, and proper use of their new home to ensure a positive living environment for all residents.
- Maintain proactive communication with prospects who did not close, including follow-up calls, thank you notes, and emails. Re-engage prospects to close the sale or refer them to sister properties.
- Maintain occupancy, renewal rate, and monitor expiring lease agreements and proactively work towards securing renewals to ensure continued occupancy.
- Write and distribute residents' notices, promotional flyers, and community event information to keep residents informed and engaged.
- Listen and respond to resident inquiries, feedback, and concerns. Address issues directly when possible or escalate to the portfolio manager when necessary.
- Complete required paperwork for resident complaints, property incident reports, and other relevant documentation as needed.
- Support marketing efforts by assisting in the placement, removal, and updating of banners, balloons, bandit signs, and flags around the property.
- Provide training for on-site teams in leasing initiatives, sales techniques, expectations for mystery shops, and other areas essential for achieving leasing goals.
- Proactively identify market trends or patterns, reporting observations and offering recommendations to enhance leasing goal achievement, address market challenges, optimize rent pricing, and refine outreach strategies for assigned communities.
- Support needed documentation related to the leasing functions, such as but not limited to: variance reports, investor reports, resident ledgers, monthly capital summaries, etc.

Qualifications:
- High School Diploma or equivalent required; some college, Texas Real Estate License, or CALP certification preferred.
- At least 3 years of related leasing experience required.
- Property Management Software (PMS) experience (Yardi, Knock) preferred.
- Experience with leasing life cycle from lead to lease
Essential Functions:
- Report to the Office/Community daily to adhere to schedule that includes weekends and holidays.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Ability to sit or stand for long periods of time.
- Ability to move around work environment including stairs and construction sites.
- Lift or move items up to 25 pounds.
- Excellent organization, coordination, and project management skills.
- Ability to communicate effectively through written and verbal communication in English.
- Reliable transportation that meets job responsibilities
- Valid Texas Driver's License
- Maintain at least minimum car insurance required by Texas law
