A Leasing Specialist should focus their efforts on the attraction of qualified residents to his or her community. You will interact with incoming prospects and match their needs to the perfect home. Your duties will also include exceeding the expectations of the current residents while supporting the property needs. Our Leasing Specialists are critical to building our communities. Skills/Responsibilities
- Attract and engage prospective residents to facilitate rental agreements.
- Conduct community tours, showcase available homes, highlight amenities, and lease homes.
- Complete lead reports, customer information forms, and market surveys.
- Screen applicants based on our Rental Qualifying Criteria, collecting necessary information to process applications.
- Manage the move-in process, ensuring all required documents (lease agreements, addendums, etc.) are secured and that homes are ready by the agreed-upon date using the Leasing Specialist Checklist.
- Educate new residents on community rules, HOA guidelines, and provide instructions on using their new home.
- Follow up with prospective residents who didn't close, using phone calls, thank you notes, or emails to attempt a second sale or refer them to a sister property.
- Track lease expirations and renewals, working proactively to secure renewals.
- Prepare and distribute tenant notices, promotional materials, and community event updates.
- Listen and respond to residents' concerns, feedback, and complaints; resolve issues when possible or escalate to the property manager.
- Document homeowner/tenant complaints and incidents as needed.
- Help enforce community policies and HOA guidelines.
- Assist with placing, removing, and updating marketing materials such as banners, balloons, and signs on and around the property.
- Develop marketing strategies, including lease specials or price adjustments, to stay competitive based on market research.
Qualifications
- Reliable transportation that meets job responsibilities.
- Valid Texas Driver's License.
- Maintain at least minimum car insurance required by Texas law.
- 1-2 years lease up experience
- High School Diploma or equivalent required; some college preferred.
- At least one year of lease up experience required.
- Property Management Software (PMS) experience needed (ex. Yardi, Knock).
- Bilingual Spanish preferred
