REQUIRED QUALIFICATIONS
High School diploma or G.E.D.
Journey-level license for one (1) or more trade areas
DESIRED QUALIFICATIONS
Three (3) years of journey-level experience in one (1) or more trade areas
SCOPE OF RESPONSIBILITIES
The Maintenance Technician III is to perform skilled maintenance duties in the inspection, repair, installation and
alteration of district heating, ventilation, air conditioning and refrigeration systems and related equipment and
facilities.
PERFORMANCE RESPONSIBILITIES & EVALUATION CRITERIA
Performs maintenance to HVAC and refrigeration equipment
Inspects, repairs, modifies and installs HVAC equipment, including refrigeration and air conditioning
compressors, receivers, condensers, water cooling towers, forced air converter units, pumps, automatic and hand
valves, expansion valves and capillary tubes, geo-thermal systems, and the technology associated with
geo-thermal operations
Performs maintenance and drive mechanisms to roll filters; lubricates services and cleans exhaust fans
Rebuilds, replaces or repairs bearing, valves, controls, gaskets and other equipment, as necessary
Operates a variety of hand and power tools, welders and test equipment utilized in the trade
Diagnoses mechanical and electrical problems; repairs or replaces defective parts in units, equipment and
controls
Purges and changes gas coolant to new and old refrigeration and air conditioning installations; tests for gas leaks
and repairs, as needed
Reads and works from blueprints, shop drawings and sketches
Diagrams defects
Meets schedules and timelines
Maintains routine records related to work performed
Works flexible hours, overtime, off shift hours and weekends
Assists other skilled maintenance personnel in cooperative assignments, as needed
Performs additional duties as assigned by the Director of Facilities or his/her designee

PHYSICAL DEMANDS
The work is performed by sitting, standing or walking.. The work requires the use of hands for simple grasping
and fine manipulations. The work at times may require bending, squatting, crawling, climbing, reaching, with the
ability to lift, carry, push or pull light weights.
TERMS OF EMPLOYMENT
Number of days worked will be determined by the current school calendar adopted by the Warren County Board
of Education. Salary shall be commensurate with adopted classified personnel salary schedule. Leave accrual will
be as stated in Board Policy.
EVALUATION
Performance of this job will be evaluated in accordance with the provision of Warren County Board of Education
policy on evaluation of classified/certified personnel. Evaluations will be conducted by the Director of Facilities
or his/her designee.
