Projects will range from ground-up, redevelopment, and add-on opportunities primarily within retail/lifestyle centers. Background in construction, real estate and project management needed.
Responsibilities:
- Acquisition & Feasibility:
- Source and evaluate potential development sites.
- Conduct market research and feasibility studies to assess project viability.
- Conduct market research – traffic patterns, competitors etc..
- Project Management & Entitlements:
- Manage the development process from concept to pre-construction, ensuring adherence to timelines and budgets.
- Oversee project design, including coordinating with architects, engineers, and other consultants.
- Secure necessary permits and entitlements from local authorities. Going to meeting at town halls and local planning boards.
- Work with town officials/planning boards on the permitting process and necessary steps for a successful economic outcome for the city, state and company.
- Land use permitting, zoning – working with civil engineers.
- Create a process for receiving, reviewing, and tracking status of submissions to municipalities and entitles such as DEP, DOT etc.
- Pre-Construction:
- Develop and manage project budgets and timelines, tracking progress against targets.
- Negotiate and finalize contracts with vendors and contractors.
- Oversee the selection and management of third-party vendors like engineering firms and architects.
- Manage project documentation, including construction drawings, specifications, and permits.
Qualifications:
- Bachelor's degree in Construction Management, Real Estate, or a related field.
- Minimum 2-4 years of experience in commercial real estate development, ideally with a focus on retail.
- Strong understanding of the development process, from site acquisition to pre-construction.
- Communication - High EQ – able to speak and help solve problems in a calm, professional demeanor. Dealing with tenants to consultants and owners.
- Analytical skills and problem solving skills are critical to success.
- Flexibility in schedule
- Leadership – able to lead and gain consensus of projects steps.
- Excellent communication, collaboration, and negotiation skills.

- Must be a self-starter with a strong work ethic and the ability to manage multiple projects simultaneously.
- Some travel required
