The Watertown Housing Authority is a Public Housing program with 55 elderly/disabled units and 23 multi-family units.
Job Overview
We are seeking a full-time, skilled and motivated Maintenance Technician to join our team. The ideal candidate will possess strong problem solving skills, great customer service and the ability to work under little to no supervisor to complete hard deadlines. Resides within 15 miles.
This role will be responsible for a variety of maintenance tasks such as work order repairs, renovations and preventative maintenance. On-call availability is required for emergency/after hour maintenance duties.
Responsibilities
Preventative Maintenance
- Utilizing Housing Authority Software for tracking work orders, inventory, and maintenance schedules.
- Conduct regular inspections of all buildings and equipment.
- Manage and follow preventative maintenance schedules on building systems and grounds.
General Maintenance
- Perform basic plumbing, electrical, HVAC, carpentry and painting maintenance tasks.
- Upkeep of the building grounds. (snow removal/plow snow, lawn care including landscaping) Snow emergencies in a timely manner.
- Provide excellent customer service by diagnosing repair issues in units and common areas promptly and efficiently.
- Perform routine maintenance on equipment and systems to ensure optimal performance.
- Remove and dispose of garbage on community grounds to maintain community appearance.
- Unit preparation including painting, repairing and or replacing appliances, plumbing and/or electrical fixtures, etc.
Emergency/On-Call
- Be available for on-call schedule and emergency maintenance duties.
- Be able to respond promptly to emergency maintenance requests.
Safety and Compliance
- Maintain a working knowledge of all fair housing/HUD guidelines, its policies and practices.
- Maintain a clean and safe work environment.
- Participate in offered training and team meetings as required.
Requirements
- High school diploma or equivalent; technical or vocational training in maintenance fields preferred.
- 2 years experience in building maintenance (or similar experience welcomed) preferred.
- Strong knowledge of plumbing, electrical, HVAC, carpentry. (preferred)
- Excellent problem solving skills and attention to detail.
- Hands-on experience in maintenance tasks.
- Ability to use hand tools, power tools and diagnostic equipment.
- Ability to maintain equipment effectively while adhering to safety regulations.
- Strong communication skills and customer service skills with the ability to address concerns professionally.
- Familiarity with reading schematics for electrical systems and troubleshooting issues.
- Experience in residential painting techniques is a plus.
- Must be able to lift 50lbs.
- Basic computer skills knowledge
- Valid driver's license, insurance and reliable transportation.
