Maintenance Technician - New Rochelle

WB Residential Communities issearching for a full-time Maintenance Technician for our properties located in New Rochelle, NY area. As Maintenance Technician, you will provide quality maintenance support for the residents, as directed by the Superintendent and Property Manager. You will assist the Superintendent in providing for smooth daily operation of the property with regard to maintenance and the overall appearance of the building’s grounds.

POSITION RESPONSIBILITIES:

  • General day-to-day maintenance of building interiors and grounds
  • Cleaning of the project apartments upon moving out; assist in apartment prep for move-ins
  • Handle work orders requests
  • Assist, when necessary, in grounds upkeep. (snow-removal, etc.)
  • Other Responsibilities as assigned by the Property Manager

SKILLS/ABILITIES AND PHYSICAL REQUIREMENTS:

  • Experience in plumbing, electrical, HVAC, carpentry, drywall and painting
  • Ability to complete tasks with attention to detail
  • Must be available after hours on-call emergency services, if on rotating call
  • Attendance and a positive attitude is essential and must be able to effectively communicate with others
  • Constant need to be on feet (66% to 100% of the time)
  • Have constant need to perform the following physical activities (66% to 100% of the time):
  • Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and equipment
  • Climb Stairs: Service requests, make-ready needs for 2nd floor apartments
  • Push or Pull: Move equipment, appliances, open and close doors, etc
  • Reach above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, etc
  • Climb Ladders: Perform routine maintenance/repairs
  • Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs
  • Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs
  • Lifting/Carrying (supplies, replacement parts, ladders, etc.):
  • Over 150 lbs.: Rare need (less than 1% of the time)
  • 75 lbs. – 150 lbs.: Occasional need (1% to 33% of the time)
  • 25 lbs. – 75 lbs.: Frequent need (33% to 66% of the time)
  • 1 – 25 lbs.: Constant need (66% to 100% of the time)

NOTE: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.

EDUCATIONAL REQUIREMENTS:

  • High school graduate or GED
  • Trade School or Industry Related courses

EXPERIENCE:

  • At least two-year maintenance experience in a related industry
  • Any cleaner/porter related experience
