Maintenance Supervisor

Position Overview and Purpose

Responsible for working with the Vice President, Building & Grounds Attendants and contractors in completing and coordinating maintenance, janitorial services, and equipment repairs for the Agency's Community Homes. Also responsible for oversight and coordination of all required services of the agency’s vehicle fleet.

Essential Job Functions

· Maintain positive and effective relationships with families, other care providers, ISC’s and any county, state or federal representative along with the overall community

· Reviews and assigns work orders daily to Building and Maintenance employees.

· Supervises all Buildings and Maintenance employees, including regular visits to each of the agency’s homes/facilities

· Performs maintenance jobs such as painting, plumbing, electrical, carpentry, grounds upkeep, etc., on the Agency’s Community Homes as directed

· On-call maintenances responsibilities, coordinating after-hours and emergency work orders through facilities maintenance employees and contractors as needed.

· Implement and Maintain work order system of all maintenance repairs performed in the Community Homes to assure timely completion

· Maintain communication across agency departments, providing regular updates on outstanding work orders, as well as any potential issues that have been identified

· Responsible for physical site compliance items including but not limited to heat sources, sanitation, ventilation, lighting, screens, windows, doors, handrails and railings, nonskid surfaces, landings, furniture and equipment, exterior conditions, individual bedrooms, bathrooms, kitchens, furnaces, smoke detectors and fire alarms, and fire extinguishers

· Submit requests to property managers, understanding and following any processes for repairs as part of any current lease agreements

· Monitoring and report on the progress of projects being completed by outside vendors.

· Maintains external grounds including snow removal and basic landscaping

· Oversee, coordinate and maintain all aspects of the agency vehicle fleet including but not limited to routine vehicle maintenance and annual inspections.

· Works with outside vendors on vehicle fleet repairs

· Works with human resources department for any vehicle accidents requiring reporting to insurance carrier

· Monitors and maintains vehicle mileage logs.

· Monitors and maintains inventory of all tools, equipment, furniture, and other items as well as documenting the specific location of these items

· Conducts or coordinates onsite and in-office training for Staff and Supervisors on items including but not limited to physical site compliance, vehicle and fleet management, and use of specialized equipment

· Reviews, approves or corrects Buildings and Grounds staff time sheets and time off requests.

· Participate in new hire, monthly, annual, and all other training as required by agency, county, state, federal and all other regulations.

· Ensure adherence to agency, county, state, federal and all other regulations.

· Participate in all committees and meetings as directed.

· Other duties as assigned.

· Bend, kneel, stand, climb stairs, crouch, stretch, twist, or reach with your body, arms, and/or legs

· Lift, carry, push, and/or pull up to 100 pounds with assistance.

· Lift, carry, push, and/or pull up to 50 pounds without assistance.

· Sit for up to 8 hours per day.

· Stand for up to 8 hours per day.

Hours:

·40 hours per week. Schedule encompasses varying days and hours including observation of all shifts including weekends and holidays. This position has on-call responsibilities

Qualifications:

Required:

· High School Diploma/GED

· Two years’ experience in maintaining buildings, grounds, life safety and preventive maintenance

· Demonstrated ability to complete basic computer tasks or Proficient with Microsoft Office Suite

· Current driver’s license and the ability to travel for business utilizing personal vehicle

· Experience completing small equipment and home repairs

Preferred:

· One (1) year of Supervisor experience

· Strong communication skills

· Knowledge in development and organization of work orders, purchasing, inventory tracking

· Knowledge and familiarity with building and safety codes

· Staff training experience

· Knowledge of on-line or off-line work order systems and work order management!

Job Type: Full-time

Pay: $25.96 - $28.37 per hour
