Position Summary:
As a Facilities Engineer, you are responsible for providing high-quality maintenance to complex building systems at all assets within the region. A Facilities Engineer must exhibit a superior level of maintenance knowledge of complex building systems to provide timely and consistent delivery of repairs and replacements. The Facilities Engineer will work alongside the Regional Maintenance Director to ensure achievement of financial performance and maintain asset values. A successful Facilities Engineer is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates, and vendors. This associate must also be willing and able to travel within their specified region at any time.
Primary Responsibilities:
- Analyze and assess all building systems maintenance requests and situations for best solutions; make recommendations to the Regional Maintenance Director and Regional Leadership
- Perform necessary repairs, maintenance and/or preventative maintenance in all areas such as electrical, plumbing, boilers, hot water heaters, HVAC systems, etc
- Conduct routine inspections of all exterior house systems, equipment and supplies, monitor status to ensure proper operation
- Execute equipment and capital preventative building systems maintenance program
- Monitor systems for potential problems and formulate solutions in a proactive manner
- Maintain accurate documentation of all replacements and on-site purchases, including product warranty information for each asset within the region
- Competitively shop for supplies; work with vendors for best scheduling, quality, pricing with the assistance of the Regional Maintenance Director and Regional Director
- Assist in developing long range plans for building systems maintenance and improvement of each asset
- Available for and respond to after-hours emergency building systems maintenance calls for region
- Set the standard and participate in a positive team environment through teamwork, communication and excellence in service
- Lead region and share ideas on cost reduction and expense control; Reorder inventory supplies as necessary within the region/property’s budget parameters (with approval)
- Must utilize company cell phone and specified apps as part of your routing
- Must use personal vehicle to respond to service requests and pick up supplies as needed
- Accompany vendors throughout buildings and when necessary to vacant and/or occupied units, as needed
- Monitor supplies and maintain equipment
- Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times
- Follow all company key logging and storing procedures
- Regular and effective communication with Regional Director in addition to on-site Team Leaders
- Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness.
- Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
- Ability and knowledge to pull permits when required
Qualifications
- 15 years maintenance experience required
- HVAC, EPA, Class C boilers license or certifications required
- Mastery level mechanical aptitude required
- Knowledge of electrical, plumbing, complex building systems, irrigation systems, and HVAC systems
- Must have a solid understanding of the maintenance and operational routines of large mechanical equipment
- Must have a thorough understanding of building mechanical and electrical systems, including pumps, motors, boilers, chillers, cooling towers, and all air handling equipment
- Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
- Able to use appliance dolly, push/pull up to 200 pounds
- Able to work outdoors in all weather conditions
- Able to be on feet constantly for entire work shift, if applicable
- Complete tasks in a safe and efficient manner
- Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
- Able to give professional directions clearly in person, over the phone, email, and text
- Experienced in Microsoft products preferred (Word, Excel and Outlook)
- Yardi and Paycom experience preferred; Willing and able to learn new software programs

- Ability to work outside of normal scheduled hours as needed
- Willing and able to be assigned to other Weidner properties as needed
- Working knowledge of English; detail oriented, well organized
- Must agree to a criminal background check and sign an agreement for voluntary drug testing
- Must have access to personal vehicle and/or reliable transportation, at all times
- Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
Salary : $110,000 - $150,000
