Position Summary:
As a Maintenance Manager, you are responsible for taking ownership of you and your team’s results in all aspects of the apartment turnover process. This includes scheduling, inventory control, purchasing and the execution of all maintenance and painting / drywall. A successful Maintenance Manager is able to lead and manage their teams’ time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary Responsibilities:
- Prepare and supervise apartments for occupancy, including but not limited to: painting, drywall repair, flooring repair, trash out, mechanical, plumbing, and electrical repairs
- Execute daily / weekly / monthly work schedule as designated by the Area Service Manager
- Teach, train and support all staff reporting to you, to ensure turnover times are minimized and quality of work meets high standards
- Manage any staff issues promptly; communicate performance evaluations of Maintenance Technicians to Area Service Manager
- Perform and oversee system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc
- Perform and oversee detailed work with carpentry, drywall repairs and interior / exterior painting, flooring, etc
- Assist in scheduling timely completion of make-readies with maintenance staff and vendors
- Assist in pre-walks, move-out walks, and final walks as needed
- Ensure daily grounds maintenance of the property is addressed including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways
- Maintain accurate documentation of all replacements and on-site purchases, including product warranty information
- Prioritize service responsibility for any maintenance technician associates daily and complete duties as needed
- Reorder inventory supplies as necessary within the property’s budget parameters
- Must utilize personal cell phone and specified apps as part of your daily role
- Must use personal vehicle to go between properties and pick up supplies as assigned during work hours
- Must take part in the on-call rotation, as scheduled / needed
- Willing and able to help the Service team with service requests or other projects when needed
- Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards
- Accompany vendors to vacant and/or occupied units, as needed
- Monitor supplies and maintain equipment
- Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times
- Follow all company key logging and storing procedures
- Regular and effective communication with Community Director and Area Service Manager
- Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
- Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
Qualifications
- 5 years maintenance experience required
- Experience leading work crews, delegating and staff supervision
- Experience in technical training and developing others
- High mechanical aptitude required
- Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
- Able to use appliance dolly, push/pull up to 200 pounds
- Able to work outdoors in all weather conditions
- Able to be on feet constantly for entire work shift, if applicable
- Strong knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
- HVAC, CPO, EPA certification desired
- Industry designations, CAMT desired
- Complete tasks in a safe and efficient manner
- Ability to work in a fast-paced environment with strong motivation to lead and accomplish goals on a daily basis
- Able to give professional directions clearly in person, over the phone, email, and text
- Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
- Yardi and Paycom experience preferred; Willing and able to learn new software programs

- Willing and able to be assigned to other Weidner properties as needed
- Working knowledge of English; detail oriented, well organized
- Must agree to a criminal background check and sign an agreement for voluntary drug testing
- Must have access to personal vehicle and/or reliable transportation, at all times
- Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
