ROLE SUMMARY

The General Manager – Welty Select manages and leads Welty Select, a division within Welty Building Construction focused on servicing clients with small projects, particularly clients who execute multiple small projects per year. This position acts as a “doer-seller”, growing the business through sales, while managing both projects and the Welty Select organization. All activities will be performed in support of the strategy, vision and values of Welty.

 

The General Manager – Welty Select role is an opportunity for an entrepreneurial project manager to lead a business in a similar way as a small-business owner, with the financial backing, support, and relationship network of Welty Building Construction. This role is compensated with a reasonable base salary, and an aggressive bonus structure based on income, which could generate significant opportunity for a driven individual.

 


KEY ROLE RESPONSIBILITIES


BUSINESS DEVELOPMENT FAMILY – CORE

 

  • Strategic Client Acquisition: Identify and pursue new business opportunities by networking, attending industry events, and building relationships with potential clients and partners.
  • Market Analysis and Strategy Development: Research market trends, competitor activities, and client needs to inform the company’s growth strategies and target markets.
  • Proposal and Bid Oversight: Lead the preparation and submission of competitive bids and proposals to secure profitable construction projects.
  • Partnership Development: Establish and maintain strategic partnerships with subcontractors, suppliers, and other stakeholders to enhance the company’s service offerings.
  • Revenue Growth Monitoring: Set and achieve business development goals, track progress, and report on key metrics related to sales and client acquisition efforts.

 

PROJECT MANAGEMENT FAMILY – CORE

  • Project Planning and Scheduling: Oversee the development of project plans, timelines, and budgets, ensuring all projects align with client requirements and company objectives.
  • Resource Allocation: Manage the allocation of labor, equipment, and materials across multiple projects to maximize efficiency and minimize delays.
  • Quality and Compliance Oversight: Ensure all construction projects meet quality standards, safety regulations, and contractual obligations.
  • Risk Management: Identify potential project risks, develop mitigation strategies, and address challenges to keep projects on track.
  • Performance Monitoring: Track project progress, provide regular updates to stakeholders, and implement corrective actions to meet deadlines and budgets.

 

 

BUSINESS MANAGEMENT RESPONSIBILITIES

  • Operational Oversight: Manage day-to-day operations to ensure the company runs efficiently, focusing on productivity, profitability, and sustainability.
  • Financial Management: Oversee budgets, financial reporting, and cost control measures to maintain profitability and ensure long-term financial health.
  • Team Leadership and Development: Recruit, train, and mentor employees, fostering a positive work environment and encouraging professional growth.
  • Strategic Planning: Develop and implement long-term business plans and goals to ensure steady growth and competitiveness in the market.
  • Regulatory and Legal Compliance: Ensure the company adheres to all legal, safety, and industry regulations, mitigating risks and protecting the company's reputation.

 

 

OTHER ROLE RESPONSIBILITIES

  • Other duties as assigned.

  • Complies with all company and site policies and best practice standards.
  • Continuously develops proficiency and understanding in the role.
  • Maintains a professional appearance and workspace.

  • Utilizes relevant Welty technology to support all assigned responsibilities.


KNOWLEDGE, SKILLS & ABILITIES

  • Ability to perform work accurately and completely, and in a timely manner.
  • Communication skills, verbal and written (Advanced).
  • Ability to conduct effective presentations (Advanced).
  • Proficiency in MS Office with emphasis on strong Excel skills (Advanced).
  • Ability to read and understand drawings and specifications (Advanced).
  • Proficiency in construction estimating software (Advanced).
  • Proficiency in required construction technology (Intermediate).
  • Ability to prepare quantity surveys.
  • Knowledge of the means and methods of construction management (Advanced).
  • Ability to build relationships and collaborate within a team, internally and externally.
  • Knowledge of specific trades and scopes of work (Advanced).
  • Knowledge of self-perform and labor productivity (Intermediate).
  • Knowledge of MBE (Minority Business Enterprise), WBE (Women’s Business Enterprise), and SBA (Small Business Administration) regulations (Intermediate).
  • Knowledge of project processes and how each supports the successful completion of a project.

 



EDUCATION

  • Bachelor’s degree in construction management, engineering or related field (Required).
  • In lieu of the above requirements, equivalent relevant experience will be considered.


EXPERIENCE

  • 10 years construction experience (Preferred).
  • 5 years people management experience (Required).

 


WORK ENVIRONMENT

  • Must be able to lift up to 50 pounds.
  • May require periods of overnight travel.
  • Must be willing to work non-traditional hours to meet project demands.
  • Normal office environment, but may also be exposed to extreme conditions (hot or cold).
  • Frequent activity: Sitting, Viewing Computer Screen.
  • Occasional activity: Standing, Walking, Bending, Reaching above Shoulder, Pushing, Pulling, Climbing.
