Job Duties & Responsibilities:
- Leasing Agent
- Market assigned properties in CoStar/Loopnet & Crexi
- Respond to all inquiries received via phone call, text, or email in a timely manner
- Negotiate the terms of potential deals, keeping the Asset Management team in the loop
- Collect documents to financially qualify prospective tenants
- Draft new leases, amendments, and LOIs
- Respond to RFPs
- Input new leases and amendments into Appfolio
- Add new leases & amendments into the databases for exclusivity clauses, termination clauses, and ROFR clauses.
- Tour spaces with potential tenants
- Produce marketing materials needed
- Keep current branded floorplans for all vacancies
- Actively seek potential tenants via CoStar, networking, and the local Chambers
- Perform Market research for assigned properties and communicate with asset management
- Market research for buildings during acquisitions
- Consistently provide suggestions to make the property more appealing to prospects
- Track leads and progress of potential deals
- Other special projects as assigned
- Property Manager
- Review and approve all payables under the set limit for your portfolio
- Send notices to Tenants
- Complete updates to digital directories using NoviSigns
- Manage access control systems using Atrium or Kisi
- Input all tenant charges for utility bills, work orders, keys, and access control cards
- Conduct walk-throughs of each property regularly to ensure that the building is properly maintained
- Conduct walk-throughs for move-ins and move-outs and coordinate any work needed with the contractor or maintenance team directly.
- Maintain vendor and tenant relationships
- Day to day resolutions of maintenance issues
- Monitor work orders to ensure that they are completed in a timely manner
- Coverage for other staff as needed
- Supervises on-site staff
- Work with Life Safety vendors and local fire departments to keep buildings in compliance with all local life safety requirements
- Work with contractors to communicate any upcoming projects with Tenants
- Manage collections of COIs for Tenants and vendors
- Property inspections with insurance company and lenders
- Take after hour/emergency calls dealing with the assigned portfolio
- Manage vendor contracts and ensure that the pricing is competitive, and the vendor is performing according to the contract
- Monitor the budget versus the actual expenses at the property to ensure that it will hit the budgeted NOI or be even higher than expected
- Monitor aging equipment and receive bids to have CAPEX added to the budget
- Work diligently to cut costs while still adding value
- Project Management
- Work with vendors to receive several bids for TI projects
- Work with vendors to receive several bids for CAPEX projects
- Ensure that all projects are running according to schedule
- Ensure that the vendors are following the proper scope of work
- Ensure that vendors are performing high quality work
- Communicate projects with the operations team, including asset management
- Track all current and upcoming projects and communicate with asset management
- Recruit new vendors that are competitively priced and able to provide quality services
- Ensure that build outs are meeting all local codes and that permits are being pulled when necessary
- Ensure that the full scope of the work is included when all bids come in so that the projects can be properly budgeted
- Keep detailed records of the work that is being performed and any change orders to the project.
- Work with property managers on projects created once a tenant moves out to prepare the suite for releasing.
Requirements:
- Education & Experience:
- Bachelor’s degree in business, real estate, property management, or a related field preferred.
- Minimum of 2-3 years of experience in leasing, property management, or real estate operations.
- Skills & Knowledge:
- Strong understanding of leasing processes, lease agreements, and property management principles.
- Proficiency in property management software, such as Appfolio, Atrium, Kisi, or similar platforms.
- Excellent communication and negotiation skills to interact with tenants, vendors, and internal teams.
- Knowledge of marketing platforms like CoStar, LoopNet, and Crexi is preferred.
- Familiarity with local building codes, permits, and life safety compliance requirements.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook) and ability to create marketing materials.

- Other Requirements:
- Active Georgia Real Estate License

- Availability for occasional after-hours calls or emergency situations.
- Familiarity with the Greater Atlanta area real estate market is a plus.
